SUMMARY:
The Porter is responsible for the upkeep of grounds, amenities, building exteriors and leasing office, parking lots, and other community buildings of multi-family residential apartments.
Requirements
ESSENTIAL DUTIES AND RESPONSIBILITIES:
Core duties and responsibilities include the following. Other duties may be assigned.
- Responsible for meticulous upkeep of grounds, amenities, building exteriors and leasing office, parking lots, and other community buildings.
- Maintains grounds, common areas, and amenities by picking up/emptying trash and debris, vacuuming, moping, pressure washing breezeways and commons areas, general cleaning as needed and other areas as directed.
- Removes trash from office areas and apartment community perimeter on a daily basis.
- Assists with market ready units, including remove trash from vacant apartments (trash outs) prior to make-ready.
- Assist Maintenance Supervisor/Community Director and/or perform assigned maintenance tasks in a timely manner.
- Assist in cleaning available apartments and/or models.
- Assist maintenance team with snow (as applicable) and leaves removal.
- Assist in trouble shooting/repair of mechanical, carpentry ad electrical problems.
- Complies with company standards and applicable laws including but not limited to; Fair Housing, OSHA, Landlord Tenant, Local Building Codes, OSHA, and EEOC. Attends and participates in company safety meetings and required trainings and other safety related laws and requirements, and by reporting accidents and incidents promptly to supervisor.
- Reports known safety hazards, equipment, and customer concerns to supervisor.
- Responds quickly to emergency situations during work hours and on-call coverage.
- Follows established process for inventory of supplies and materials at the community, by tracking inventory used, returning unused inventory, and notifying supervisor about re-ordering needs. Supports cost saving initiatives by fixing rather than replacing parts when possible and not being wasteful with materials and supplies.
- Maintains high levels of customer service for prospects, residents, vendors, and associates.
- Performs other duties as assigned.
SUPERVISORY RESPONSIBILITIES:
This position does not have direct supervisory responsibilities.
QUALIFICATIONS:

Language Ability:
Ability to read and interpret documents such as safety rules, operating and maintenance instructions, and procedure manuals. Ability to write routine reports and correspondence. Ability to speak effectively before groups of customers or employees of organization.

Ability to add, subtract, multiply, and divide in all units of measure, using whole numbers, common fractions, and decimals. Ability to compute rate, ratio, and percent and to draw and interpret bar graphs.
Reasoning Ability:
Ability to apply common sense understanding to carry out instructions furnished in written, oral, or diagram form. Ability to deal with problems involving several concrete variables in standardized situations.
Computer Skills:
To perform this job successfully, an individual should preferably have knowledge of Microsoft Word, Microsoft Outlook, and internet software.
Education/Experience:
High school diploma or general education degree (GED); and one to two years related experience and/or training; or equivalent combination of education and experience.
Certificates and Licenses:
- Valid driver's license
- Valid automobile insurance
Knowledge, Skills, and Other Abilities:
- Bi-lingual is a plus
- Basic computer skills
- Strong customer service skills
- Knowledge and ability to demonstrate basic workings of plumbing, electrical, landscaping, and irrigation systems
- Ability to provide personal car to travel to and from properties and to transport various tools, such as ladders
