INTRODUCTION TO ROLE 

In this role, the Construction Project Manager is responsible for the day-to-day management and execution of specific development, acquisition and Capex construction projects from start to finish. 

WHAT YOU WILL WORK ON

  • Collaborate with ownership and operations to develop detailed project plans, including scope, objectives, budgets, timelines, and resource requirements. 
  • Direct and manage onsite project teams, internal resources, general contractors and outside vendors related to designated projects to monitor and communicate project progress and related tasks.
  • Develop and manage project budgets, ensuring that all costs are accounted for and align with financial constraints.
  • Regularly update stakeholders on project status, including progress, risks, and any changes to the project plan, ensuring that any modifications are approved in advance by management. 
  • Identify and mitigate potential risks associated with the acquisition, including legal, financial, and environmental risks. Proactively problem-solve and communicate resolution as appropriate. 
  • Ensure compliance with relevant legal regulations and company policies. 
  • Manage and ensure quality adherence to ensure projects meet and exceed standards, both from a compliance perspective as well as ownership and operational expectations. 
  • Conduct or allocate onsite inspections regularly to verify that the project deliverables meet project scope and objectives, timelines are maintained; project quality and compliance standards are adhered to.
  • Negotiate contracts with vendors and contractors, ensuring favorable terms and costs for the company.
  • Aids in the Due Diligence process to support research and documentation gathering, coordination of project reviews, and oversees related vendors and regulatory requirements. 
  • Conduct post-project reviews to identify lessons learned and areas for improvement in future projects. 
  • Undertake special projects and tasks as assigned by leadership
  • Performs other duties as required.   
     

 WHAT YOU BRING

  • 7+ years in construction or development project management
  • PM certification preferred but not required
  • A bachelor’s degree in a related field is required.
  • Experience with regulatory agencies and compliance, including entitlements, licensing, and permitting
  • Experience in preparing budgets, forecasting, and scheduling
  • Excellent verbal and written communication skills; experience in preparing and delivering executive reports, summaries, and project status updates
  • Excellent interpersonal and customer service skills.
  • Excellent organizational skills and attention to detail.
  • Excellent time management skills with a proven ability to meet deadlines and prioritize.
  • Strong analytical and problem-solving skills.
  • A strong analytical thought process with sound judgment and keen attention to detail.
  • Must be a self-starter with a collaborative spirit.
  • Develop and maintain positive relationships with all stakeholders.
  • Able to leverage technology to create efficiency and increase capacity

WHO YOU WILL WORK WITH 
The Construction Project Manager will report to the President and Chief Financial Officer and collaborate with individuals across the company as well as external partners and vendors. 

PHYSICAL REQUIREMENTS   

  • Able to see, listen, and verbally communicate.
  • Able to work and operate within a standard office environment
  • Able to work in harsh environmental conditions on worksites
  • Able to travel as needed to properties.
