Position Duties

RELATIONSHIPS
Supervisory – Reports to the Assistant Director - Concessions and Business Development.
Organizational – Extensive contact with the concessions team, Director of Revenue & Business Development, Legal, Airport Development, Finance, Strategic Marketing and Terminal Operations staff.
External - Extensive contact with MSP tenants, sub-tenants, prospective lessees, airport community professionals, other airports, suppliers, contractors, architects, bidders, external organizations and officials. Occasional contact with the public.

JOB DUTIES
Research

  • Monitor emerging industry trends and recommend actions necessary to add, modify, or delete concessions or business concepts that reflect those current needs and the Commission’s stated goals and objectives
  • Actively engage in market research, industry related seminars and trade shows to stay relevant on industry trends, including attending benchmarking trips and industry conferences
  • Collect, evaluate and interpret appropriate and applicable real estate and financial data
  • Prepare clear, accurate and comprehensive reports, research studies, feasibility analysis, financial pro forma, correspondence and other documents
  • Monitor and review ordinances, regulations and policies. Assist in developing and recommending changes to ensure they meet MAC’s current and future requirements
  • Research historic Commission actions affecting properties 

Project Management

  • Conduct weekly MSP terminal site inspections of assigned concessions and report findings and recommendations
  • Conduct regular site inspections during tenant construction projects; especially midterm refurbishments and new build outs
  • Respond to questions and complaints; provide information regarding airport policies, operations, opportunities, and MAC’s RFP process  

Lease Agreement and Policy Administration

  • Review requests for lease actions (updates), coordinate approval(s) and implement actions
  • Draft, modify, and finalize memoranda to recommend lease actions and related business items 
  • Coordinate appropriate accounting and collection actions with MAC’s Finance department
  • Analyze monthly revenue reports and comp sales performances in conjunction with MAC Finance 
  • Interpret and report monthly financial updates to ensure lease compliance, emerging sales trends, underperforming units and potential revenue opportunities 
  • Draft leases, amendments, letters and other documents and provide lease interpretations in coordination with Legal staff 
  • Maintain tenant relations to ensure lease compliance and related business term issues  
  • Facilitate on-site coordination meetings with tenants to review concession units
  • Resolve management, tenants, and customer complaints and conflicts between tenants to ensure excellent tenant relations  
  • Participate in monthly tenant and department meetings 
  • Assist in developing and leveraging business tools and processes to maintain high levels of customer service and revenue generation
  • Conduct supplemental operational audits to ensure the optimal passenger experience
  • Provide candid and honest feedback to all concession tenants regarding physical premise and customer service opportunities on a regular basis
  • Identify, implement and manage and participate in MAC sustainability initiatives, goals and expectations, and committees.  
  • Propose and manage passenger experience and MAC revenue opportunities during periods of construction and concessions disruption
  • Serve as a liaison between concessionaires and Strategic Marketing to identify marketing and promotion opportunities

Minimum Requirements

  • Bachelor’s degree in business management, hospitality management, airport administration or a related field
  • Five years of professional experience developing multi-unit food and beverage concepts, food and beverage commercial property management, or food and beverage commercial real estate
  • In lieu of a degree, nine years of experience developing multi-unit food and beverage concepts, food and beverage commercial property management, or food and beverage commercial real estate
  • Experience analyzing financial performance reports
  • Ability to exercise considerable independence and initiative in the administration of assigned concession related projects
  • Ability to communicate clearly and concisely, both orally and in writing
  • Excellent business sense and problem-solving skills
  • Demonstrated experience setting priorities, meeting deadlines and managing multiple projects with the ability to handle shifting priorities
  • Intermediate skill level using Microsoft Word, Excel, and Outlook
  • Basic skill level using Microsoft PowerPoint
  • Experience conducting formal presentations in front of a professional audience
  • Valid driver’s license
  • Reliable vehicle to commute between job sites 

Desirable Requirements

  • Experience writing and managing lease agreements
  • Experience in food and beverage concept development
  • Experience creating and managing a budget
  • Experience successfully implementing revenue growth initiatives
  • Airport concession management or airport leasing experience
  • Participation in the development of RFPs or solicitations

Other Qualifications

This position provides an opportunity for on-site and remote work. MAC's remote work policy requires employees to be on-site three days of the week. Among the three on-site days, one of them must be either a Monday or a Friday and on Tuesdays, all employees are required to be onsite.
