Description
General Expectations:
We are seeking a Community Inspector for several of our HOA Communities. Current valid Texas Driver’s License and clean driving record required. Available Monday through Friday, 9AM to 5PM. Prior HOA Inspector experience preferred but not required. Experience with Vantaca, CINC Systems or similar portfolio systems preferred. Community Inspectors are expected to conduct business with all board members, homeowners, vendors, and peers with professionalism and to provide the best customer experience possible, every time. DR Inspectors should be trustworthy, loyal, and responsible in their roles, and perform work for our clients with both precision and ethics.
Requirements
Communications:
· Return all phone calls/voicemails within 24 hours (outside of Friday-Sunday).
· Return all e-mails within 24 hours (outside of Friday-Sunday).
· All e-mails and voicemails received over the weekend should be returned by the end of the business day the following Monday.
· Always make notes on the account after speaking or emailing a homeowner.
· Communicate expectations and needs to your team members.
Inspections & Time Management:
· All Inspectors should arrive at the office by 9 AM daily.
· Coordinate inspection dates with Community Managers in portfolio prior to Conduct Inspections per the CCRs and Deed Restrictions of assigned communities. Issue violations in accordance with current Community CCRs, Board requirements, and Texas Property Code Law, in a timely manner. Send letters via LetterStream. Take photos of violations and note correct property address during every inspection.
· Ensure Inspections are completed on scheduled dates.
· Process Certified Letters and post charges within 24 hours. All letters should have updated photos.
Car Usage:
· A company car must be checked out-out per current Fleet Car Policy.
· Notify Inspection Supervisor of any issues with fleet vehicles.
· Fleet cars should not be used for personal business or taken home overnight – Company usage only. Return all fleet vehicles with full gas tank.
· Notify Manager if a batch of letters is misprinted or posted incorrectly.
· Assist with incoming phone calls from all homeowners, including issues for other Inspectors.
· DRV Calls from other communities.
Other Expectations:
· Continuing education in industry and related laws/practices.
· Stay up to date on law and property code changes that affect our firm/association management.
· Be familiar with all (and understand) the governing documents, state statutes, local ordinances, etc. for each community.
· Mail out the Manager’s letters when they do their own inspections
· Always conduct yourself in a professional and courteous manner, when interacting with Homeowners, Board Members, Leadership and co-workers.
