The pay listed is the salary range for this position. Any specific offer will vary based on the successful applicant’s education, experience, skills, abilities, geographic location, and alignment with market data. You may be eligible to participate in a Company incentive or bonus program
Under the supervision of Head Janitor, directs the activities of maintenance staff and associated service contractors required to provide maintenance of the buildings, grounds, and related fixed and portable equipment, minor construction, and equipment installation.
Responsible for supporting the implementation and documentation of site safety plans and all Able Engineering Services operational standards and guidelines as well as site specific standards, policies and procedures relating to the maintenance department.
Ensure that all vacated apartments are thoroughly restored to “make ready” status in a timely manner. If requested, inspect vacated apartments and complete checklists in regard to make ready. Inform Head Janitor of needed services and repairs.
Assist during trash-out of apartment, e.g. moving heavy/bulky items to dumpster.
Replace or repair windows, latches, screens, hinges, sliding glass doors, shelves, baseboards, mirrors, closet doors, mini-blinds, ceiling fans, lights, etc. Change A/C filters and perform a PM on the unit(s).
Make new keys when requested. Replace vacancy lock (if applicable) on day lock is changed for new resident move-in.
Report supply needs to Head Janitor.
Miscellaneous duties as required.
Participate in rotating “On Call” duties with the Head Janitor.
Provides management for maintenance staff at the direction of the Head Janitor.
Performs and administers the necessary preventive maintenance and operations work orders as well as provides applicable quality assurance inspections. Reports and collaborates with Head Janitor on status and findings. Recommends improvements to the program and implements as directed.
Assist with snow and ice removal
Provides hands-on and classroom training for maintenance staff and promotes an environment of learning and development.
Provides and manages stock levels on all equipment and parts.
Consistently maintain appearance that is appropriate, safe, and in accordance with Able Engineering Services standards. Always display clean and visible identification. Page 2 of 2 Assistant Head Janitor Job Description (H.C.)

Must be able to work on a ladder or elevated surface. SKILLS / EDUCATION / EXPERIENCE:
Qualifications
Experience that is commensurate with the specific facility for the position of assistant head janitor. Prefer 3+ years progressive operations experience.
Strong employee relation skills, coaching skills and training skills.
State of Illinois Pool Operators License.
BOMA accredited courses desirable.
Strong oral and written communication skills.
Ability to work with MS Word, Excel, and Outlook.
Computer skills and building automation systems experience required.
Certification meeting OSHA ACM awareness training requirements as required.
Working knowledge of energy conservation required, formal training preferred
