Overview
The Marketing Director works with ownership, support staff, and agents to build a strong, differentiated brand presence within the Central Oregon community. The role blends creative direction, strategic planning, and hands-on production to strengthen Varsity Real Estate’s market identity, improve client engagement, and support company growth. This position contributes directly to increased sales volume, client satisfaction, and the brokerage’s competitive position in the region.

Key Responsibilities

Brand, Content, and Creative Strategy

  • Develop a unified brand identity and voice for the company and agents.
  • Create content strategies for the business, agents, and property listings.
  • Produce branded graphics, templates, and marketing materials using Marq, Canva, Adobe Suite, or similar tools.
  • Support project-based initiatives assigned by ownership.
  • Provide creative direction for campaigns and brand storytelling.

Listing Marketing & Campaign Management   

  • Post listing content on social platforms via Meta Business Suite and schedules link-in-bio updates through Later Social.
  • Send “Just Listed,” “Open House,” and “Sold” emails via ActivePipe under both Varsity RE and broker accounts.
  • Create flyers, mailers, and permaflyers in Marq.
  • Build listing websites through Luxury Presence.
  • Track workflow using internal listing spreadsheets.

Social Media Management

  • Manage company accounts on Instagram, Facebook, Snapchat, TikTok (if adopted), and YouTube.
  • Maintain consistent posting schedules and brand-aligned messaging.
  • Track, interpret, and report social engagement metrics.
  • Support agents with social templates, asset organization, and content guidance.

Email Marketing & Communications

  • Manage two ActivePipe accounts and send brokerage-wide or agent-specific marketing emails.
  • Produce monthly newsletters including market statistics, listing updates, and company announcements.
  • Design monthly market stats graphics using Canva.
  • Maintain segmentation, list hygiene, and overall email quality.

Website & Digital Presence

  • Manage the Varsity RE websites, including listing pages and agent profiles.
  • Track performance in Google Analytics and adjust strategies to improve visibility and traffic.
  • Manage Google Business tools and digital advertising campaigns.

Reporting & Analytics

  • Prepare weekly and monthly reports for brokers on listing performance, social metrics, and inventory trends.
  • Download reports via FlexMLS and run them through established or updated workflows.
  • Provide clear insights and recommendations based on performance data.

Marketing Technology & Automation

  • Manage CRM integrations and maintain optimized flows.
  • Support and troubleshoot Zapier automations, including:
    • Contact sync to Follow Up Boss
    • Deal creation and Slack channel creation
    • Custom spreadsheet-driven workflows
  • Integrate VA support into marketing and operational processes.
  • Maintain consistency across marketing tools and technology platforms.


Agent Onboarding & Ongoing Support

  • Create custom buyer/seller guides for new agents.
  • Add agents to the company website and prepare their public-facing materials.
  • Create email signatures and ActivePipe introduction graphics.
  • Produce new agent announcement assets for social media.
  • Provide training on digital tools, marketing templates, and listing marketing strategy.

Events, Sponsorships & Community Engagement

  • Assist ownership with planning and executing client events and community gatherings.
  • Research and develop strategic sponsorships to strengthen community presence.
