Role Description
We are seeking an experienced Asset Manager with 3–5 years of relevant experience to manage a portfolio of real estate assets. The ideal candidate will have a strong commercial and practical background, capable of executing day-to-day tasks independently while implementing strategic initiatives to maximise asset value. This role requires excellent organisational skills, financial acumen, and the ability to monitor and influence property managers effectively.
Key Responsibilities
Portfolio Oversight:
- Manage the day-to-day asset management of a designated portfolio, ensuring operational efficiency and compliance
- Travel to inspect assets and oversee on-site activities
- Contribute to ESG strategy and ensure implementation across assets
Data & Compliance:
- Maintain accurate tenancy data from onboarding through disposal
- Ensure Health & Safety and regulatory compliance across all assets
Financial Performance
- Maximise rent collection and minimise void costs
- Review service charge budgets and approve invoices and purchase order
- Financially appraise and monitor CapEx projects for viability and delivery
Strategic Initiatives:
- Develop and implement value-add strategies to enhance asset performance
- Formulate annual business plans for each asset, including financial forecasting and risk assessment
- Execute refurbishment programmes and asset repositioning projects
Leasing & Transactions:
- Manage lease renewals, rent reviews, expiries, surrenders, forfeitures, and regears
- Assist in sourcing, modelling, and due diligence for acquisitions
- Support asset sales as required
Stakeholder Management:
- Liaise with internal teams and external service providers (letting agents, solicitors, property managers, surveyors)
- Provide regular reporting to senior management
Required Experience & Competencies:
- Degree in Real Estate, Finance, Engineering, Architecture, or related field
- 3–5 years’ experience in asset management or property management, preferably in commercial real estate
- Strong financial modelling and analytical skills
- Intermediate MS Office proficiency
- Working knowledge of local property legislation and compliance standards
- Commercial acumen, detail-oriented, and highly organised
- Strong communication and negotiation skills
- Ability to work independently and manage multiple priorities in a fast-paced environment
