Position Summary:
The Maintenance Specialist II performs a broad range of facility repairs with greater independence and efficiency. This mid-level role involves proactive problem-solving, collaboration with site staff, and periodic leadership in projects or small teams.
Key Responsibilities:
- Perform repairs including drywall patching and painting, basic electrical, plumbing repairs, and carpentry.
- Conduct routine inspections of LifeMoves facilities and report safety or maintenance concerns.
- Identify and escalate potentially hazardous or complex facility issues.
- Work independently or with a team to complete preventive maintenance tasks across multiple sites.
- Respond to and close out work orders in a timely and professional manner.
- Assist with warehouse inventory, procurement of supplies, and agency asset tracking.
- Assisting with the relocation of furniture, general clean-up at facilities, and support during company events
Unit Turnovers & Inspections
- Assist with move-ins, move-outs, and routine room/unit inspections to assess condition and identify needed repairs.
- Prepare vacant units for re-occupancy, including patching, cleaning, painting, and furniture setup.
- Coordinate with Maintenance Lead and site staff to ensure turnover work is completed on schedule and to quality standards.
Painting & Surface Finishing
- Prepare surfaces by scraping, sanding, patching drywall, and applying appropriate primers.
- Protect floors, furniture, and fixtures to ensure professional finishes and clean job sites.
- Apply paints, stains, and coatings to interior and exterior surfaces using brushes, rollers, or sprayers.
Building Repairs & Trade Work
- Perform carpentry repairs, including doors, fences, windows, subflooring, and roofs.
- Repair or replace flooring, tile, glass, screens, locks, blinds, and fixtures.
- Troubleshoot and resolve basic electrical issues, including switches, outlets, lighting, and appliances.
- Support plumbing repairs, including fixture replacement, fitting adjustments, and clearing stoppages.
Facility Support & Asset Management
- Assist with furniture moves, storage organization, event setup, and general clean-up of shared spaces.
- Maintain common areas and exterior grounds in a clean and orderly condition.
- Safeguarding agency assets, including materials, tools, and equipment used by the maintenance team.
- Documentation of all maintenance activities, including work orders and completed tasks
Qualifications
QUALIFICATIONS:
- 3–5 years of experience in building maintenance or construction
- Ability to independently diagnose and complete repair tasks
- Strong customer service and communication skills
- Ability to use digital work order systems and email communication
- Valid CA driver’s license and proof of insurance
- High school diploma or equivalent; trade school or relevant certification a plus

PHYSICAL DEMANDS
- Lifting:
- Lift and carry up to 50 pounds regularly and occasionally up to 75 pounds.
