Job Summary

Evaluate utility facility permit applications and construction plans to ensure alignment with CSX specifications and policies.  Provide research and support for real estate-related contracts involving CSX. Deliver exceptional customer service to both internal stakeholders and external clients throughout the permitting process.  Contribute to maximizing the value of CSX real estate assets while helping to identify and mitigate potential risks to the organization.

Primary Activities and Responsibilities

  • Ensures compliance with CSX’s permitting processes and CSXT Design & Construction Standard Specifications.
  • Conducts real estate–related research independently and with the team to support permitting and agreements.
  • Identifies and pursues opportunities for process improvement.
  • Supports the utility relocation team with utility research and agreement analysis.
  • Identifies CSX and/or third-party ownership responsibilities.
  • Flags potential ambiguities or inconsistencies in contract language and partners with Legal to confirm meaning and compliance.
  • Serves as a point of contact for customers, answering questions and clarifying steps in the utility permitting process to ensure smooth and timely approvals.
  • Processes and screens utility permit applications submitted through the CSX Property Portal, ensuring completeness and compliance with CSXT requirements before routing for review.
  • Collaborates on special initiatives designed to create additional value opportunities, optimize workflows, and deliver measurable efficiency improvements.
  • Provides reporting and statistical analysis to assist with daily operations.
  • Miscellaneous activities and responsibilities as assigned by manager.


Minimum Qualifications

  • Bachelor's Degree/4-year Degree
  • 1 year of experience in Real Estate, Engineering, or Finance

Equivalent Minimum Qualifications

  • High School Diploma/GED
  • 5 or more years of experience in Real Estate, Engineering, or Finance

Preferred Qualifications

  • Bachelor's Degree/4-year Degree
  • 2 years of experience in Real Estate, Engineering, or Finance

Knowledge and Skills

  • Microsoft Office skills
  • Knowledge of Real Estate contractual agreements

This role offers an annual salary range based on experience and qualifications. In addition to base salary we provide an annual bonus opportunity.
