**Hours for this position would be 6:00 am - 2:30 pm
The BMS Technician 3 is responsible for Building Management Systems (BMS), including installation, programming, testing, calibration, operation, and repair of control systems and their associated software, hardware, and equipment. These systems include energy management, fire & life safety, boiler and chiller controls, HVAC systems, domestic water systems, and plant monitoring instruments.
Responsibilities
Diagnose and resolve technical issues related to control and monitoring systems.
Troubleshoot fire, smoke, and intrusion alarm systems.
Test and calibrate system sensors (e.g., temperature, differential pressure, humidity, tank level, static pressure).
Perform corrective and preventive maintenance on HVAC equipment (air handlers, compressors, vacuum pumps, exhaust fans).
Install and maintain system hardware (electrical conduit, sensor wiring, communications wiring, power supplies, control enclosures).
Maintain motor control systems for fans, pumps, compressors.
Monitor and install building automation systems for HVAC, fume hoods, exhaust fans, and environmental growth chambers.
Maintain operator workstations (graphics updates, point database, communications infrastructure).
Read and modify system blueprints and schematics.
Create hardware schedules for controls projects, renovations, and new construction.
Maintain logs and records of system operations.
Perform other duties as assigned.
Responsibilities may evolve based on business needs.
Utilize digital ticketing systems to manage and track maintenance tasks.
Contribute to continuous improvement initiatives and cost-saving measures.
Collaborate cross-functionally with engineers, contractors, and other departments.
Qualifications
High school diploma or GED required.
4+ years of related experience or equivalent work experience.
Experience with Maintenance Management Systems is highly preferred.
Ability to work independently and collaboratively in a team environment.
Strong troubleshooting skills across electrical, mechanical, and control systems.
Familiarity with calibration and preventive maintenance protocols.
Experience with digital work order systems.
Ability to lift up to 50 lbs, work in confined spaces, and climb ladders.
Flexibility to work 1st or 2nd Shift and respond to emergency calls.
Adherence to safety protocols and Good Documentation Practices (GDP).
