As the General Manager, you are a visionary leader who provides mentorship, direction, and support to ensure high levels of employee engagement, resident satisfaction, and asset performance.
You are responsible for meeting the Owner’s asset performance expectations by achieving revenue growth, occupancy, and reputation management goals while ensuring luxury standards in student living. You accomplish these objectives by leading your teams in creating the best possible living experience for residents and fostering a culture of Service Excellence across all assigned communities. You are the ambassador of GHP’s culture and vision, modeling collaboration, innovation, and accountability. You are the number one Ambassador of the GHP Culture and Vision within your Community.
This position is full-time and is exempt from overtime.
REPORTS TO: Junior Regional Portfolio Manager
Customer Experience and Leadership:
- Creates and maintains a safe, respectful, and productive environment for all team
- Provides leadership by setting and upholding Service Excellence standards and inspiring the teams to achieve it.
- Oversees leasing, resident experience, daily operations, and overall resident
- Promotes proactive communication with residents, employees, and
- Efficiently resolves escalated concerns while empowering teams to problem-
- Selects, hires, trains, coaches, and develops high-performing
- Fosters a learning culture that connects onsite teams to GHP’s mission and
- Conducts annual performance reviews, provides timely feedback, and establishes individual development goals.
Sales and Marketing:
- Oversees sales, leasing, and outreach efforts to achieve and exceed leasing/renewal
- Develops tailored outreach strategies with local schools and organizations to drive lead
- Conducts competitive market analysis and develops pricing
- Partners with marketing teams to design resident events and retention
- Manages reputation across digital
- Stays up to date with market conditions, our competition, and the latest resident profiles of our property and utilizes information to establish strategies to address the changing climate.
- Ensure accurate reporting and oversight of leasing documentation and historical
- Accountable for ensuring the leasing department and resident services department are meeting their new lease and renewal sales goals weekly, monthly, quarterly, and annually while pushing to meet and exceed where possible.
- Creates an outreach and networking strategy to generate leads within the local
Financial Performance:
- Maintains fiscal oversight and is responsible for YOY revenue growth, income maximization, and expense control for the Community.
- Manages rent collection through delinquency management and taking preventative steps to reduce evictions and write-offs.
- Develops, reviews, and monitors annual operating and capital
- Provides variance reports and proactive strategies to meet financial

- Approves vendor invoices, ensuring compliance with contracts and
- Collaborates with Accounting and Corporate Collections teams on month-end close and financial
Operations:
- Provides strategic direction for lease-up, occupancy goals, and annual turn
- Ensures luxury standards in property appearance, maintenance, amenities, and resident
- Conducts regular property walks with Maintenance and Community leadership
- Oversees vendor negotiations, performance, and contract
- Ensures compliance with Fair Housing, OSHA, and all regulatory
- Audits resident files to confirm accurate screening and lease
- Develops, reviews, revises, and implements property wide policies and procedures within parameters, company policies, values, and culture.
- Acts as final authority on resident lease escalations and major operational

Professional Requirements:
- 7+ years of progressive leadership experience in student housing or large-scale residential property management, with oversight of 1,000+ units.
- 3–5 years of experience leading multi-site portfolios or large single-site student housing
- Strong experience in budget development, financial analysis, and operational
- Proficiency in Yardi, CRM/lead management systems, resident screening tools, and MS Office
- Proven experience managing large teams (30–75 employees).
- Knowledge of Fair Housing, OSHA, and student housing compliance
- Education: Associate’s degree in business administration required; Bachelor’s degree, ARM or CPM preferred.
PHYSICAL REQUIREMENTS:
- Must be able to regularly travel to multiple property locations daily/weekly/monthly within assigned portfolio as well as company meetings and conferences which may include air
- Frequently move/traverse, ascend/descend stairs in/around apartment homes and community
- Constantly positions self to bend, stoop, reach, lift
- Occasionally lift/move/carry up to 25lbs with/without assistance
- Frequently lift/move/carry 5lbs
- Constantly communicate, converse and exchange information with coworkers, vendors, residents and visitors
- Ability to remain in a stationary position for extended periods of time
- Ability to observe details at close range (within a few feet of the observer).
- Constantly computer, 10-key and other office productivity machinery are
- Constantly works in low to moderate noise levels
- Constantly working in outdoor weather conditions
Salary Range: $100,000-$120,000, Annually DOE.
2X2 Unit included.
