THE ROLE: The Area Sales Manager is responsible for selling a portfolio of new homes that are in various stages of planning and construction within a defined territory. The ASM partners closely with brokers & agents to develop relationships to build client pipeline and become a premier homebuilder of choice.
DAY IN THE LIFE:
- Work closely with Asset Management team to get product to the market immediately after acquisition to deliver buy & builds within 60 days of purchase.
- Respond to all inquiries generated through the MLS in a timely manner (SLA of less than one business day.
- Input MLS Leads into TJH’s CRM: Salesforce.
- Ensure open house schedule is clearly planned and communicated to the Asset and Marketing Specialist teams – maintains accuracy of open house schedule in Salesforce.
- Conduct Grand Openings, Open houses, and one-off showings to sell self-listed properties.
- Collect leads from all showings and inputs them into Salesforce to sell TJH’s full suite of products.
- Communicate all offers received from prospective buyers and their agents to the Division’s Vice President of Finance and Divisional President for final approval.
- Negotiate directly with prospective buyer and their agent to sell each asset at or above TJH’s internal sales value price,
- Build new and nurture existing broker partnerships.
- Update and track their sales pipeline within Salesforce to keep management informed of their upcoming sales.
- Work with potential homebuyers to match their needs to the homes in our portfolio.
- Responsible for showing and selling homes in various stages of development.
- Progress leads through the sales cycle to close deals.
- Manage and facilitate communication between the principals and various parties of the transaction prior to entering escrow.
- Collaborate with Homebuyer Liaison to overcome any objections during the escrow process.
- Work with planning, design, and construction to meet the needs and set expectations of potential buyers.
- Coordinate with lenders to explain and secure construction financing for buyers.
WHAT YOU’LL NEED:
- 3+ years of real estate / home sales experience
- CRM software experience preferably Salesforce
- Bachelor’s degree
- Real Estate License required
- Valid Driver's License

- Able to build new and nurture existing broker partnerships.
- Ability to multi-task and prioritize objectives appropriately.
- Demonstrates strong negotiation skills and able to get win-win solutions.
