The Director of Facilities and Asset Management provides strategic direction and operational leadership of all enterprise-wide facilities operations, real estate portfolio, capital planning, construction projects, leases, maintenance operations, and fleet management across multiple states.

This role is responsible for a large, geographically dispersed portfolio of residential group homes, day program centers, and large healthcare facilities, as well as administrative offices and fleet assets. The Director ensures these locations are safe, well-maintained, compliant, and operationally efficient while optimizing the long-term value of all real estate and physical assets.

This position balances strategic capital planning and risk mitigation with rapid tactical response to facility issues, and leads a team of Regional Managers and other facilities leaders to drive operational excellence, safety, compliance, and growth. The ideal candidate brings deep technical expertise (e.g., building systems, roofing, plumbing, HVAC), strong project and budget management capabilities, and proven success managing complex, multi-site operations.

This position requires regular travel across multiple states to visit facilities, support regional leaders, assess capital projects, and ensure consistent facility performance and compliance.

DUTIES AND RESPONSIBILITIES:

Strategic Leadership & Planning

  • Establish and lead the enterprise-wide strategy for facilities, real estate, and fleet management aligned with organizational goals.
  • Oversee long-term capital planning for hundreds of residential group homes, day program centers, large healthcare facilities, and administrative offices, including facility lifecycle forecasting and asset replacement planning.
  • Partner with executive leadership and finance to align real estate and capital strategies with organizational growth, risk mitigation, and budget priorities.
  • Provide enterprise oversight for all property leases, acquisitions, dispositions, and negotiations.
  • Monitor industry trends, regulations, and emerging technologies to drive innovation and operational efficiency.

Facilities & Maintenance Oversight

  • Provide executive leadership over all company-owned and leased properties, ensuring that group homes, day program centers, and large healthcare facilities are safe, compliant, and fully operational.
  • Oversee maintenance operations across a large, distributed network of properties, ensuring consistent service levels and minimal operational disruption.
  • Ensure compliance with all federal, state, and local building codes, environmental regulations, and life-safety standards.
  • Oversee response to complex or high-impact facility issues (e.g., structural, roofing, plumbing, HVAC) and ensure timely resolution.
  • Implement enterprise-wide policies, standards, and performance metrics for facility maintenance operations.
  • Drive implementation and adoption of a standardized computerized maintenance management system (CMMS) for tracking, planning, and reporting.

Fleet & Asset Management

  • Oversee the acquisition, deployment, maintenance, and retirement of the enterprise vehicle fleet used by staff across group homes, program centers, and healthcare facilities.
  • Ensure cost-effective fleet lifecycle management and compliance with licensing, insurance, safety, and fuel programs.
  • Lead the negotiation and management of enterprise-wide vendor and service contracts related to facilities and fleet assets.
  • Maintain centralized asset inventories, documentation, and insurance coverage to mitigate risk.

Capital Projects & Construction

  • Lead planning, design, budgeting, and execution of major construction, renovation, and expansion projects across the enterprise.
  • Establish project governance, performance metrics, and standardized reporting for all capital projects.
  • Ensure projects are delivered on time, on budget, and in compliance with safety, quality, and regulatory standards.
  • Serve as enterprise project lead for complex or high-value construction and renovation projects.

Leadership & Team Development

  • Lead, mentor, and develop a high-performing team of Regional Managers and other facilities and real estate leaders.
  • Foster a culture of accountability, safety, operational excellence, and continuous improvement.
  • Promote cross-functional collaboration with Operations, Finance, Risk, IT, and other business units.
  • Provide regular updates and strategic recommendations to senior leadership regarding facilities, real estate, and capital initiatives.
  • Works collaboratively with the Director of CMMS & Facility Systems to ensure integrated oversight of all facility, system, and asset operations enterprise-wide.

SUPERVISORY RESPONSIBILITIES: 

This position supervises Regional Managers of Fleet and Facility Management.

MINIMUM QUALIFICATIONS:

  • Bachelor’s degree in Business Administration, Facilities Management, Construction Management, Engineering, or related field; Master’s degree preferred.
  • 10+ years of progressively responsible experience in facilities/real estate/asset management, including at least 5 years in a senior or executive leadership role.
  • Demonstrated success managing large budgets, multi-state operations, and complex capital projects.
  • Deep technical knowledge of building systems, construction, life-safety infrastructure, and preventive maintenance best practices.
  • Strong strategic planning, project management, problem-solving, and decision-making skills.
  • Proven ability to drive results in fast-paced environments while balancing strategic priorities with immediate operational needs.
  • Exceptional leadership, team-building, and communication skills.
  • Proficiency in Microsoft Office, project management software, and CMMS platforms.
  • Valid driver’s license and willingness to travel regularly across the enterprise.

PHYSICAL DEMANDS AND WORK ENVIRONMENT:

  • Regularly required to lift up to 30 lbs., occasionally up to 70 lbs.
  • Frequent standing, walking, bending, climbing, kneeling, and using hands to handle tools or controls.
  • Must be able to demonstrate CPR proficiency from the floor level.
  • Vision requirements include close, distance, and peripheral vision.
  • This position requires frequent travel to sites across the enterprise, including overnight stays
