Description
The Maintenance position is responsible for the oversight of the buildings' maintenance, preventative maintenance schedules, and general upkeep of the property. We are hiring an individual that has the ability to work well with co-workers, residents and resident families.
Schedule: Part time 20 hours a week, mornings 8am to 12pm noon
Job Responsibilities consist of, but are not limited to the following:
- Preventative Maintenance schedules for HVAC systems, Water heaters, Water softeners, Waterless tanks and Monthly Safety Meetings and Inspections.
- Strong Prepping and Painting skills.
- Room turns as residents move in and out.
- Installing safety devices for Residents.
- Managing vendors and help with items such as landscaping, snow removal, annual inspections, Pest Control.
- Servicing the facility vans and making sure it is safe to drive at all times.
- Daily routine of walking inside and outside the facility to ensure trash is picked up and any exterior entrances are free of debris.
- Conduct fire disaster drills per state regulations, monthly quarterly and semi annually.
- Make sure all chemicals in the facility are safe and secure at all times. Also make sure the MSDS binder is updated in the housekeeping closets and in the kitchen.
- Make sure all other equipment is safely stored and maintained.
- Work with all departments to ensure there is a monthly safety meeting each month.
- Attend daily stand up meetings and manage the maintenance log for the facility.
Requirements
Job Qualifications:
- Minimum of 1 year of experience in facility maintenance, nursing home maintenance experience preferred.
- Need to be able to pass a Background Check upon hire.
- Valid Drivers License and a good driving record.
- Willing to get a TB test or show proof that you have received one in the last 6 months.
- Strong technical knowledge and skills in HVAC, plumbing, electrical systems, carpentry, and general building maintenance.
- Excellent problem-solving skills and the ability to prioritize tasks, manage multiple projects, and meet deadlines in a fast-paced environment.
- Knowledge of regulatory requirements and safety standards governing facility maintenance and environment health.
- Effective communication and interpersonal skills, with the ability to interact professionally with staff, residents, families, and external vendors.
- CPR or Life safety certificates are recommended but not required.
Physical Requirements:
- Work performed in a medical setting due to the need to maintain the facility and grounds.
- Ability to stand, walk, and move around the facility for extended periods.
- Physical stamina to perform manual labor, lift heavy objects, and operate equipment, tools, and machinery.
- Manual dexterity and hand-eye coordination for performing maintenance tasks, using hand tools, and operation equipment.
- Visual acuity and auditory ability to assess equipment, read maintenance manuals, and communicate effectively with staff.
- Ability to bend, stoop, kneel, and reach to access equipment, perform repairs, and maintain facility infrastructure.
- Ability to work at heights, including climbing ladders and accessing rooftop equipment, as needed.
- While performing the duties of this job, the employee may be exposed to hazardous chemicals, infections, waste, blood and body fluid, diseases, and conditions prevalent at the time.
- Maintain regular attendance and timeliness as set forth within the work schedule designated by the department supervisor/manager.
