About the Department
Performs a variety of duties involved in the skilled maintenance and repair of college facilities and grounds; and performs a variety of technical duties relative to assigned area of responsibility.
Position Duties
- Perform a variety of facility and grounds maintenance duties including painting, HVAC, plastering, tile work, roofing repair, electrical, plumbing, landscaping, wiring and other related duties.
- Assists in maintaining heating and ventilation units; troubleshoot and repair units as necessary; check for gas leaks and make minor repairs; install and repair exhaust fan motors and air compressors; monitor air handler and boiler for correct operation.
- Perform a variety of carpentry duties as assigned; repair roofing; painting, walls and signs; perform minor vehicle maintenance and repair.
- Operate a variety of equipment including power tools, tractors, lawn mowers, dump trucks and other tools and equipment as required; perform preventive maintenance activities on tools and equipment.
- Inspect reports of minor water and sewer leaks; make needed repairs.
- Perform a variety of grounds maintenance duties as needed; mow grass and pick-up trash; clean and service grounds keeping equipment and tools.
- Assist in clearing snow and ice; recommend supplies and equipment needed for improvement of buildings and grounds; assist with building set-up requests.
- Assist in the development and implementation of a comprehensive preventive maintenance program.
- Assist in the assessment of facilities to ensure that preventative maintenance and/or repairs are identified and completed; perform walk throughs of building checking for lighting problems.
- Participate in professional development activities and required employee training.
- Pick up and deliver supplies and materials.
- Clean and maintain the maintenance buildings and storage areas; assist with the campus recycling.
- Perform other duties as assigned.
Minimum Qualifications
The employee should have the ability to effectively handle a work environment and conditions which involve: indoor and outdoor spaces; working with machinery; exposure to fumes, dust and dirt; periodically working in confined and/or high places; possible electrical hazards; extremely loud noises; may be exposed to hazardous chemicals and materials; and inclement weather.
The employee must preserve environments by maintaining equipment and supplies, ensuring overall cleanliness, functionality, and conformance to OSHA standards to provide a safe work environment.
Physical Conditions:
Physical and marginal functions require the ability to maintain physical condition appropriate to the performance of assigned duties and responsibilities, which may include the following; standing; walking or sitting for extended periods; lifting and carrying heavy materials; straight pulling; reaching above shoulders; general manual dexterity; operating assigned equipment; and repeated bending, crawling and kneeling during assigned activities.
The employee is required to maintain effective audio-visual discrimination and perception needed for making observations, reading and writing, operating assigned equipment, communicating with others, and handling varied tasks simultaneously.
Additionally, the employee must maintain mental capacity, which permits making sound decisions and using good judgment, demonstrating intellectual capabilities, and evaluating the effectiveness of programs and personnel.
Scheduling Conditions:
This is a full-time position working 40 hours a week, with scheduling based on the needs of programming . Availability for work on any Caldwell Community College & Technical Institute site (or arranged off-campus site) is required, including day, evening, and/or weekend work.
Traveling Conditions:
Local travel between the Caldwell campus, Watauga campus, or any off-campus sites may be needed. Out of state travel is limited, but may be required for training and conferences.
Other Qualifications
Experience:
One year of general building maintenance and repair experience required.
Training:
High School diploma or GED required. Prior formal training in mechanical, plumbing and electrical repair required.
License or Certificate:
Possession of, or ability to obtain a valid driver's license.
