2026  Mortgage Capital Markets Internship - Houston

The Analyst Program at Scotiabank is designed to introduce undergraduate students to the stimulating and challenging career of investment banking involving debt and equity financings, mergers and acquisitions, financial advisory and business development in several industry sectors. Analysts will learn to perform complex financial analysis such as market comparisons, company valuations and pro-forma financial modeling. Analysts prepare research to support financial valuations.

 

Analysts must have a strong work ethic, be accommodating and maintain extremely high professional standards. An analyst is typically involved in numerous deals and projects at the same time and will work with several senior group members concurrently.  Balancing the requirements of multiple deal assignments and/or projects can be very demanding. The challenging nature of the work, combined with long hours at the office requires intense effort and dedication.  Analysts must also be willing to work extended business hours, including weekends as required to meet multiple work deadlines.

This role is for a spot on one of two teams: Power and Utilities, or Clean Tech Energy. Scotiabank is one of the world’s leading providers of financial services to the energy sectors. Is this role right for you?

You will contribute to the overall success of the Mortgage Capital Markets team in the United States, ensuring specific individual goals, plans, initiatives are executed / delivered in support of the team’s business strategies and objectives.  Ensures all activities conducted follow governing regulations, internal policies, and procedures.

What will my responsibilities look like?

  • Champions a customer focused culture to deepen client relationships and leverage broader Bank relationships, systems, and knowledge.
  • Prepares pitch books and marketing presentations in support of the mortgage financing and capital markets platform.
  • Assists in structuring, negotiating terms and documentation with borrowers and other third parties culminating in the closing of transactions.
  • Works on maintaining the existing portfolio by handling clients' requests related to the warehouse facilities, collateral, and customer funding requests. Also drafts annual risk reviews and works on internal credit underwriting approvals. Work closely with credit officers to coordinate the requisite reviews by risk management. Work closely with trading team to ensure daily marking of positions and requisite margin call monitoring.
  • Attends and documents due diligence meetings.
  • Reviews daily collateral reports and monitors asset performance trends.
  • Coordinates a variety of activities with the mid-office and operations teams including the closing of new and existing transactions, daily draw requests, tracking and monitoring of collateral, and providing them with updates or changes to the terms or funding of deals as required.
  • Understand how the Bank’s risk appetite and risk culture should be considered in day-to-day activities and decisions.
  • Actively pursues effective and efficient operations of his/her respective areas, while ensuring the adequacy, adherence to and effectiveness of day-to-day business controls to meet obligations with respect to operational risk, regulatory compliance risk, AML/ATF risk and conduct risk, including but not limited to responsibilities under the Operational Risk Management Framework, Regulatory Compliance Risk Management Framework, AML/ATF Global Handbook and the Guidelines for Business Conduct.

Do you have the skills that will enable you to succeed in this role? We’d love to work with you if:

  • Pursuing an undergraduate degree or are completing a graduate degree to be completed between December 2026 and July 2027 within Business, Science Technology, Engineering, Economics, or Math disciplines
  • Demonstrates sound knowledge of mortgage financing fundamentals
  • Degree in Business or related field. MBA/CPA/CFA or other industry designation is helpful
  • Experience in a Corporate/Commercial/Investment Banking or related environment
  • Prior experience in mortgage capital markets / mortgage warehouse financing is a bonus
  • Requires computer (Word, Excel, PowerPoint) proficiencies as well as excellent written and oral communication skills
  • Experience in credit analysis and familiarity with legal document review preferred
  • A high level of commitment and a strong sense of teamwork are needed to succeed in the role
  • Roll-up sleeve attitude to support the team and internal stakeholders in a new business build and help where needed
  • Ability to prioritize, make timely and sound judgments, and succinctly communicate with senior management
