Job Title: Regional Portfolio Manager
Reports To: Director of Asset Management
Properties Managed: 10 Properties across 6 Locations
Direct Reports: 6 Property Managers and their On-Site Teams

Position Overview:

The Regional Manager is responsible for driving the financial and operational performance of a portfolio of 10 market- rate apartment communities with over 2,000 units. This role directly oversees six Property Managers and their respective on-site teams, ensuring that each asset meets or exceeds performance expectations.

The primary focus of this role is on property-level performance, with a heavy emphasis on leasing velocity, occupancy, rent growth, maintenance efficiency, and overall asset preservation. The Regional Manager serves as a key liaison between the site teams and the Director of Asset Management, translating business goals into operational execution.

Large-scale or portfolio-wide initiatives—including onboarding, training, technology implementation, and resident engagement events—are executed by the Portfolio Support Managers, allowing the Regional Manager to remain focused on site-level outcomes and strategic property performance.

In addition, the Regional Manager will oversee capital improvement (CapEx) projects in coordination with on-site teams to ensure projects are completed on time, within budget, and to quality standards.

Key Responsibilities:

Financial & Operational Oversight

  • Monitor and drive performance to meet or exceed property-level targets.
  • Conduct regular financial reviews and variance analysis with Property Managers.
  • Identify opportunities to improve financial performance through rent optimization, expense control, and operational efficiencies.

Leasing & Occupancy

  • Develop and implement property-specific leasing strategies to drive traffic, increase conversion rates, and reduce vacancy loss.
  • Monitor leasing performance metrics weekly and support corrective actions where needed.
  • Ensure marketing efforts are aligned with property goals and target demographics.

Maintenance & Asset Preservation

  • Oversee property maintenance standards and capital needs, ensuring timely completion of service requests and preventive maintenance.
  • Partner with maintenance teams to improve curb appeal, unit readiness, and resident satisfaction.
  • Ensure compliance with safety standards, building codes, and environmental regulations.

Capital Projects (CapEx)

  • Lead and coordinate CapEx initiatives, including renovations, exterior improvements, mechanical upgrades, and other major projects.
  • Work closely with site teams to manage timelines, budgets, and quality control.
  • Track project progress and report updates and variances to the Director of Asset Management.

Team Leadership & Performance Management

  • Lead, mentor, and support Property Managers, holding them accountable to KPIs.
  • Conduct regular site visits, performance reviews, and one-on-ones.
  • Collaborate with Portfolio Support Managers

Reporting & Strategic Communication

  • Provide regular performance updates to the Director of Asset Management.
  • Serve as the strategic voice for each community under your oversight, advocating for resources and investments as needed.
  • Assist in budgeting and reforecasting processes.

Duties and responsibilities may be adjusted at the discretion of the Director of Asset Management based on the evolving needs of the portfolio.

Qualifications:

  • 5+ years of experience in multifamily property management, with at least 2 years in a regional or multi-site leadership role.
  • Proven track record of improving financial performance across a portfolio.
  • Experience overseeing CapEx projects and working with contractors and construction schedules.
  • Strong knowledge of leasing strategies, maintenance operations, and property management best practices.
  • Excellent communication, leadership, and organizational skills.
  • Proficient in property management software (e.g., Entrata, Real Page, or Yardi) and Microsoft Office Suite.

Working Environment:

  • North American Properties is a privately owned real estate company established in 1954.
  • This position is expected to be hybrid; the specific in-office, on-site, and remote work schedule will be determined in collaboration with the Director of Asset Management, based on the needs of the role and the applicant’s circumstances.
