Opportunity

Vanguard Resources, Inc. (VRI) – an industry-leading facilities management company, in business for nearly 30 years, (still family owned & operated), is actively recruiting for a dynamic Chief Building Engineer (“CBE”) to oversee operational and maintenance functions at our Client’s facility: the American Heart Association (“AHA”) National Center, in Dallas, TX, in a corporate, high-rise building setting. This is salaried/exempt, hands-on, supervisory role for a technical problem-solver who can maintain and optimize all building mechanical, electrical and plumbing systems as well as fire/life safety. The CBE will lead a skilled team, implement unconventional preventative maintenance programs, and execute forward-thinking capital improvement projects that boost the building's safety, performance and value.


Summary

The CBE will supervise the maintenance and repair of our client’s building - mechanical, electrical, and plumbing (MEP) systems, fire/life safety, will lead the engineering staff, manage budgets, ensure compliance with safety and building codes, and coordinate with contractors to maintain the safety, efficiency, and cost-effectiveness of the building's physical plant. This hands-on role often involves implementing preventative maintenance programs and providing technical leadership for the building's infrastructure. Ideal Candidate 

· Proficient in commercial property management - including building operations, finance, risk management, and asset management; managing commercial buildings to maximize income and minimize risk

· Possess expertise in facilities operations, maintenance, strategic planning, and finance, leading to more efficient and effective facility operations. 

  

Key Responsibilities

  • Manage, schedule, and develop engineering staff, setting work schedules and promoting safe labor practices. 
  • Establish and implement detailed preventive maintenance programs for all building systems and equipment to prevent      failures. 
  • Oversee the operation and maintenance of critical building systems, including:
    • HVAC systems (boilers, chillers, refrigeration and cooling towers)
    • Electrical and plumbing systems
    • Fire and life safety systems 
  • Prepare annual budgets, manage operating expenses, and manage vendors and negotiate contracts for building services. 
  • Coordinate with building occupants and vendors, respond to emergency situations, and ensure excellent customer service and      communication. 
  • Ensure all engineering activities and building operations comply with local, state, and federal codes and regulations. 
  • Coordinate on-site construction activities and oversee improvement projects.

Requirements



  • Associate's degree (AA) or equivalent from a 2 year college or technical school and a minimum of 7 years of related experience      and/or trade school training or equivalent combination of education and experience. 
  • Universal CFC certification is required. Additional certification in three or more of the following: HVAC, electrical, mechanical, HVAC and refrigeration systems, process controls, mechanical power transmissions, painting, plumbing, carpentry, or engine repair. Certifications/licenses as may be required by local or state jurisdictions.
  • Deep knowledge of HVAC, electrical, plumbing, and fire/life safety systems. 
  • Ability to lead, motivate, and manage a team of engineering professionals. 
  • Strong communication skills to interact effectively with tenants, owners, and vendors. 
  • Ability to identify, troubleshoot, and resolve complex maintenance and operational issues. 
  • Significant experience in commercial high-rise buildings is typically required. Excellent written and verbal communication skills.
  • Strong organizational and analytical skills.
  • Ability to provide efficient, timely, reliable, and customer service.
  • Ability to effectively present information.
  • Must have the ability to operate an EMS and CMMS system. 
  • Ability to prioritize different projects and make decisions.
  • Possess a current, valid State-Issued Drivers License  with clean driving record
  • Pass a pre-employment drug screen and extensive criminal background check
  • OSHA 30 certification preferred
  • Required BOMA Real Property Administrator (“RPA”) certification; 
  • or Certified Facility Manager (“CFM”)
  • Other certifications in building operations, mechanical systems, or energy management are a PLUS.
  • Ability to meet physical requirements, which include: stooping, standing, climbing, and frequent lifting of a minimum of 50 lbs.
