Job Overview:

We are seeking an experienced, results-driven Chief Operating Officer (COO) to oversee the day-to-day operations and strategy of our rapidly growing real estate and construction business.  The COO will oversee the company’s various business units and assist the leadership of each business line in accomplishing their goals. The multiple business lines include Property Management, Renovation and Construction, Ground Up Development, Procurement and Warehousing, plus Home Office Oversight.

The COO will work closely with the CEO and executive team to execute strategic objectives, foster operational excellence, and support the ongoing acquisition and development efforts.  In addition, the CCO will also be responsible for managing the company organizational structure, including to make sure each business line is staffed to meet their ambitious goals.

The ideal candidate will bring strong leadership skills, an understanding of the real estate and construction industries, and a track record of driving operational success. The COO will play a pivotal role in supporting our ambitious growth goals, including managing a diverse portfolio of properties and overseeing large-scale development and renovation projects.

Qualifications:

  • Education: Bachelor’s degree in Business, Real Estate, Construction Management, or a related field; MBA or similar advanced degree preferred.
  • Experience:
    • 10+ years of experience in operations management, with at least 5 years in a senior leadership role in real estate, construction, or a related field.
    • Extensive experience managing large complex organizations with a focus on real estate properties and/or development projects would be preferable,
    • Proficient with Microsoft Office (Outlook, Word and Excel) and ability to learn various property management and construction software programs.  
    • Ability to work extended hours as well as working a flexible schedule that includes evenings and weekends.
    • Strong organizational and time management skills.
    • Excellent communication and interpersonal skills

    • Exceptional leadership and management capabilities, with experience overseeing diverse teams and business functions.
    • Strong strategic thinker with excellent problem-solving skills and a results-driven approach.
    • Advanced knowledge of the real estate and construction industries.

    • Experience with regulatory compliance and risk management within real estate and construction operations.

Key Responsibilities by Business Area or Location:

 Operational Leadership:

  • Oversee the daily operations of the company, ensuring alignment with strategic goals across the real estate, construction, and procurement divisions.
  • Optimize operational processes and drive efficiencies across all departments.
  • Lead initiatives to improve systems, enhance productivity, and streamline operations for scalability.
  • Set Key Performance Indications (KPI) for business objectives.
  • Assist business leaders of each business unit holding leaders accountable and following up on the work and progress of business objectives.

 Portfolio & Property Management:

  • Our portfolio currently includes 10,000 apartments in four states, with 2,500 units currently undergoing renovation.
  • We are actively buying and selling of properties, including 2,500 units purchased and 3,000 sold in the first half of 2025.
  • The 2,500 units under renovations have a budget of $25k per door with a focus on completing the work on time and within budget.

 Development & Acquisition:

  • We currently control 8 development sites to be improved with over 1500 BTR rental units and 900 single-family home lots, with a focus on driving successful project timelines and meeting construction milestones.
  • We are currently in the process of purchasing 200-300 single family homes in Indianapolis, Columbus and Northern Ohio to renovated and flip.

Construction & Renovation Operations:

  • Our construction group currently manages $50-$80M of renovation work annually, with oversight of $200M+ in new construction on development sites.
  • Ensure construction projects are delivered on time, within budget, and to the highest quality standards.

Procurement & Warehouse Operations:

  • The procurement company manages 3 warehouses totaling 80,000 SF, housing $14M of construction inventory.
  • We are in the process of growing the procurement and wholesale operations, targeting $20-$25M in annual sales.
  • Collaborate with the procurement team to ensure timely supply and distribution of materials for our construction and renovation projects plus sell to third parties.

 Leadership & Team Development:

  • Lead, mentor, and develop the team of divisional leaders, ensuring they have the resources and support needed to execute operational plans.
  • Foster a collaborative, results-oriented culture that empowers teams to achieve operational excellence.
  • Strengthen leadership depth across the company to maintain a strong focus on growth and operational optimization.

 Financial Oversight & Risk Management:

  • Collaborate with the CEO to manage company-wide budgets, cash flow, and financial forecasting across all divisions.
  • Implement cost-control measures, improve profitability, and identify opportunities to optimize resource allocation.

 Strategic Growth & Execution:

  • Support the CEO in the execution of strategic initiatives aimed at growing the business lines, including acquisitions, new developments, and expanding the procurement operations.
  • Ensure that operations scale efficiently in line with the company’s aggressive growth targets and evolving business needs.

Home Office:

  • Run and manage weekly staff meeting with department heads.
  • Meet department heads on a regular basis.
  • Coordinate leadership meetings, some virtually.
  • Identity inefficiencies for workflow and implement better systems.
  • Work with Accounting heads on budgets, cash flow, and resource allocation.
