We are currently seeking an experienced Compliance Specialist to join the team for this hybrid role based out of the Irvine, CA area. 

Job Description
Under the direct supervision of the Property Manager, the Compliance Specialist plays a key role in maintaining regulatory compliance for affordable housing programs, including LIHTC, Section 8, HOME, BONDS, and other applicable programs. This position is responsible for auditing move-in and recertification files, preparing compliance documentation, and ensuring adherence to federal, state, and owner requirements. The ideal candidate will be detail-oriented, organized, and capable of working independently while providing exceptional customer service and resident support.

What You’ll Do:

Compliance Specialist of LIHTC and any other owner related compliance that may be necessary to ensure accuracy and compliance with all financing agencies. Audit move in and recertification files for LIHTC financed properties. Submit compliance reports to corporate, owner and government agencies. Conduct compliance audits of assigned communities. Assist in reviewing, approval and tracking of Reasonable Accommodations and Reasonable Modifications per Section 504 of the Rehabilitation Act and other relevant federal and state laws. Remote/Corporate Office.

Compliance

• Audits Low Income Housing Tax Credit (LIHTC) move in and recertification files for all LIHTC financed properties.

• Prepares compliance files when required. Prepare resident lease documents, provide residents with certification standards and the collection of verification documents related to the Move-in certification process, tenant relations, prepare and check the accuracy of Move-in verification documents, and the preparation and submission of related Move-in documents to compliance manager.

• Conducts audits of assigned compliance paperwork at communities.

• Reviews Move-in compliance paperwork for new move-ins prior to move-in date.

• Reviews re-certifications for accuracy and compliance

• Assist in developing Policy & Procedures regarding Compliance on an ongoing basis.

• Updating and distribution of forms to all properties; Creating/updating property specific forms and distributing as necessary.

• Keep current on all updates and changes in affordable housing programs and requirements.

• Daily review of all emails and respond as necessary within 24 hours.

• Submit compliance reports to corporate, owner and government agencies

• Other projects may be assigned from time to time.

  Performs other related duties as assigned.

  Carries out additional responsibilities as needed to support department and company objectives

Abilities:

• Able to work patiently and professionally with residents while providing exceptional customer service.

• Ability to work a flexible schedule.

• Strong command of the English language, including proper grammar, spelling, and sentence structure.

• Thorough understanding of the English language and ability to communicate effectively with others.

• Strong writing and proofreading skills.

• Neat, clean, professional at all times throughout the workday and/or whenever present at the community.

• Comply with expectations as demonstrated in the employee handbook.

• Ability to add, subtract, multiply, divide in all units of measure, using whole numbers, common fractions and decimals. Ability to compute rate, ratio and percentages.

• Ability to apply common sense understanding to carry out instructions furnished in written, oral, or diagram form. Ability to deal with problems involving several concrete variables in standardized situations.


Preferred Experience/ Minimum Qualifications:

• High School Diploma or equivalent required; some college preferred.

• A minimum three-years’ experience and/or training or equivalent combination of education and experience

with LIHTC, HOME, BONDS, Section 8, HCD and other affordable housing programs is preferred.

• Valid Driver’s License, reliable transportation and maintain auto insurance coverage.

• Must possess strong attention to detail and sales ability.

• Demonstrate an ability to support and contribute to community team.

• Demonstrate strong oral and written communication skills.

• Competence in operation of telephone, business calculator, copy machine, facsimile, personal

computer/keyboard, Microsoft Office including Word, Excel & Outlook, Yardi and other software.

Requirements:

  • Must have a valid driver’s license, reliable transportation, and maintain current auto insurance (mileage reimbursement per federal guidelines)

  • Must pass background and drug screening (a conviction will not necessarily disqualify you)

  • Must be neat, professional, and represent WSH Management positively at all times
