The position in the Real Estate group reports to the Manager, Real Estate.  The position is accountable for activities associated with the management of the Real Estate portfolio including: the acquisition/sale of fee property, facilitating/negotiating land transactions related to third party requests to use FirstEnergy Operating/Transmission Company fee owned property, the management/negotiation of Receivable Leases (i.e. farm, oil/gas) on FirstEnergy Operating Company fee owned property, collecting/tracking payments associated with the Receivable Lease portfolio, management/negotiation of Payable Leases (i.e. buildings) and payments associated with the Payable Lease portfolio,  facilitating/negotiating third party compatible use requests in FirstEnergy Operating/Transmission Company Transmission Rights of Ways, responding to internal stakeholders regarding company property rights, and identifying/tracking/resolving encroachments in FirstEnergy Operating/Transmission Company Transmission Rights of Ways.    Property acquisitions require evaluating proposed sites, determining property values, obtaining title, survey, environmental assessment and zoning requirements (if any), coordinating due diligence and securing legal documents to accomplish transactions.  

There is one (1) opening. Locations under consideration: Akron, OH, Greensburg, PA, Reading, PA. - ON SITE FULL/TIME

Responsibilities include:

  • Demonstrates a solid commitment to all aspects of safety
  • Collaborates with internal stakeholders to procure real estate required to meet the needs of the business units including evaluating proposed sites, determining property values, negotiating an option and/or purchase contract and coordinating due diligence efforts such as obtaining title commitment, surveys/subdivision plans, environmental assessments, and continuing through closing and through the internal closure process
  • Reviews, analyzes and negotiates terms of various complex legal documents, including, but not limited to, option/purchase agreements, rights of entry, sales agreements, deeds, easements, leases, licenses and consent agreements
  • Acquisition efforts involve reviewing and understanding stakeholder requirements including: Project Management, Substation, Transmission Engineering, Maintenance, Regional Engineering, Vegetation Management, Environmental, Siting and Legal.
  • Prepare recommended real estate transactions and make recommendations/ presentations to leadership
  • Provide guidance and consult with contract resources
  • Interfaces with various levels of management within the company, understands real estate/legal documents and manages each work project from inception to conclusion
  • Applies education and experience to work situations, continues skill development and establishes a strong foundation in policies, practices and procedures
  • Develops effective working relationships with employees within own group and establishes solid working relationships throughout the company
  • Anticipates and delivers results to meet internal/external customer needs
  • Assists with department-wide projects and initiatives, including developing and recommending process improvements
  • Manages the use of company property, identifying and evaluating sites, negotiating rents and preparing lease documents

Advanced Real Estate Rep level employee will be assigned additional responsibilities related to those listed above.

Qualifications include:

  • Bachelor's degree in Business Administration or related discipline required, Master’s degree preferred
  • Commercial real estate experience preferred 
  • Knowledge of the company's operating territory, building facilities and transmission rights of way is a plus
  • Strong oral and written communication skills; ability to make clear, accurate, and concise presentations, reports, and legal documents
  • Superior customer relations skills; strong interpersonal skills with ability to establish rapport with internal and external customers
  • Team-oriented with drive for continuous improvement
  • Ability to comprehend legal documents; familiarity with legal documents such as deeds, easements, rights of entry, leases and licenses
  • Proficient with Microsoft Office applications (Word, Excel, PowerPoint, Teams), SharePoint, Power BI and digital satellite imagery tools
  • Ability to use real estate information technology
  • Familiarity with SAP, FileNet, 
  • Minimum 4-7 years relevant work experience required.  Relevant work experience will include analyzing complex documents, and project management experience.

  • Strong relationship building skills
