The Maintenance Technician is responsible for the maintenance, repair, and upkeep needed to ensure efficient operation of all building systems, grounds, and equipment. This position maintains a safe, clean, and functional environment for employees, tenants, and visitors. The technician performs preventative maintenance, responds to service requests, and supports facility improvement projects while upholding all safety, health, environmental, and company standards.
Reporting to: Maintenance Manager
Working Location: On-site at VGM Headquarters in Waterloo, Iowa
Work Hours Classification: Full-time, Monday-Friday 8:00am-5:00pm CST with ability to work earlier or later hours depending upon requirements and requests from leadership
Position Responsibilities
Must be able to perform regular inspections and preventative maintenance on building systems such as HVAC, electrical plumbing, and safety equipment. The technician is expected to troubleshoot and repair a wide range of facility issues, maintain both interior and exterior areas, and ensure compliance with safety regulations and company policies.
Duties Include:
- Perform routine inspections of and preventative maintenance for building systems, including HVAC, electrical, plumbing, mechanical, lighting, and safety systems
- Conduct preventative maintenance according to established schedules and document activities in maintenance management systems
- Troubleshoot and repair facility issues including electrical, plumbing, carpentry, painting, flooring, equipment malfunctions, and more
- Maintain interior and exterior areas, including groundskeeping, landscaping, snow removal, and general upkeep of building appearance
- Comply with safety regulations, fire codes, OSHA standards, and company policies while performing all tasks
- Assist with setups and teardowns for events, cubicle and desk setups, and office relocations
- Maintain an organized inventory of tools, equipment, and supplies
- Keep accurate records of maintenance activities, equipment performance, work orders, and inspections
- Operate all vehicles and other job-related equipment in accordance with safety standards and regulations
- Support facility upgrade projects, renovations, and capital improvements as directed
- Assist with custodial duties as needed, to include but not be limited to: cleaning and sanitizing building interiors and restrooms, removing trash, replacing light bulbs, and using power equipment and hand tools, buffers, auto scrubbers, extractors, high pressure washers, high speed buffers and vacuums, brooms, mops, and squeegees for the cleaning and general maintenance of floors, walls, carpets, furniture, grounds, etc.

Position Qualifications
Experience and education:
- 2-5 years of experience in building, facility, or equipment maintenance
- Working knowledge of HVAC systems, plumbing, electrical, carpentry, and mechanical systems
- High school diploma or equivalent; in addition to general maintenance technician knowledge
Skills and competencies:
- Proven skills working with power tools, machinery, and equipment used for maintenance and repair of building systems
- Proficient in basic computer applications
- Strong troubleshooting, problem-solving, and time management skills
- Strong interpersonal and teamwork skills
Physical Requirements:
- Operation of office equipment and using technology efficiently such as computers, phones, misc. office equipment
- Ability to lift 50+ pounds, climb ladders, and perform physically demanding tasks
- Visual abilities to include reading, distance vision and peripheral vision
- A valid drivers license
- Ability to work a flexible schedule depending upon the requirements of the position
- Moving throughout the VGM facilities when needed.
