Summary:

Summit Ridge Energy is seeking a Senior Manager, Real Estate Services to support our development team relative to real estate due diligence for the successful development of our solar PV and energy storage projects.  The Senior Manager, Real Estate Services will take the lead role in facilitating reviews and analyzing complicated title and survey matters as well managing external and internal relationships relative to day to day closings in order to achieve our quarterly closing goals.

Responsibilities:

  • Participate in our company-wide closing call to stay current on the upcoming closings.
  • Update inter-company tracking tools and communicate the status of each project to our Closing team. 
  • Based on the closing schedule, request and review title commitments, title updates, and title policies with the appropriate endorsements based on our lenders’ and equity partners’ requirements.
  • Maintain a relationship with our outside reviewing parties and facilitate any necessary revisions to the proforma policies.
  • Coordinate any title curative matters with the title insurance company.
  • Review and analyze property surveys based on our survey requirements and checklists at each stage of development, and identify any potential issues for developing our projects, including identifying required easements, crossing agreements, zoning violations, or other issues as noted on each survey. 
  • Provide surveys to our outside lenders and equity partners and facilitate any necessary revisions.
  • Provide clear and concise written summaries of matters affecting a project based on their location depicted on an ALTA survey and the terms and conditions of any underlying documents affecting the subject property. 
  • Prepare lease estoppels and coordinate their execution with the development team.
  • Assist with the preparation of corrective lease instruments.
  • Obtain title invoices and provide the same to our Project Finance team.
  • Prepare any necessary non-imputation affidavits and coordinate their execution.
  • Coordinate any necessary construction indemnities for construction loan closings.
  • Review documents to confirm they conform to recording requirements and electronic recording platform requirements, and submit them for electronic recording.

 

Required Skills/Competencies:

  • Bachelor’s degree preferred but not required
  • 7+ years experience with transactions invoving the complex real estate issues related to commercial alternative energy projects.
  • Proficient understanding of title insurance and coverage afforded under each ALTA endorsements.
  • Ability to review a title commitment and its underlying documents and provide summaries of the terms and conditions of those underlying documents and how they may impact development of a project.
  • Ability to review an ALTA survey and flag potential issues for construction of alternative energy facilities.
  • Ability to review a property lease and be able to identify key terms and milestones. 
  • Ability to work independently and deliver results while managing multiple priorities and tasks in a fast-paced and dynamic environment.
  • Collaborate effectively with colleagues, stakeholders, and leaders across multiple internal departments and external organizations to achieve objectives.
  • Excellent written and verbal communication skills
  • Proficiency in Microsoft Office suite of products
  • Experience with Salesforce is not required, but is preferred
  • Proficient in recording documents electronically through SimpliFile
  • Authorization to work in the U.S.
