Here are some responsibilities of a Regional Maintenance Supervisor (aka Portfolio Service Manager): 

  • Supervises maintenance personnel including preparation of schedules, training new maintenance team members, and ensuring proper work dress code is enforced as required and needed.  
  • Ensures that all properties maintain compliance with company standards, safety regulations, and applicable housing program requirements (LIHTC, HUD, HOME, etc.)
  • Responsible for all phases of the maintenance operations of the property 
  • Organizes, prioritizes, and ensures that service requests and repairs are made correctly and in a timely manner, recording such activities to properly maintain data.  
  • Oversees turnkey operations and that vacant units are made rent-ready in a timely manner, performing various repairs.  
  • Responsible for the completion and quality of all maintenance service requests to include general repairs such as drywall, painting, carpentry, etc. as well as heating, ventilation, air conditioning (HVAC) and other appliances.  
  • Repairs issues with plumbing systems which can include replacing faucets, toilets, and hot water tanks; fixing garbage disposals, dishwashers, water-dispensing refrigerators, and washing machines.  
  • Responsible for minor electrical repairs such as power switches, fuses, and wall sockets; troubleshoots electrically powered appliances such as ceiling lights, fans, climate control systems, and garage doors.  
  • Improves and maintains the physical condition of the community according to company operating and safety standards.  
  • Walk all vacant units to determine make-ready needs, coordinating efforts with the Community Manager to make schedules and assignments, discussing and seeking approval to purchase/contract for major replacement needs.  
  • Coordinate, schedule and respond to resident/management requests, establishing priorities and coordinating urgent/emergencies as priorities.    
  • Assign requests equally to Maintenance Technician(s), monitoring completion and quality of work to limit call backs.  
  • Adheres to budget and purchasing parameters by following processes and procedures.  
  • Maintain inventory controls for cost effective maintenance operations.  
  • Assists in monitoring all work being performed by outside contractors to include meeting standards and quality.  
  • Responsible for 24-hour emergency maintenance service responses; on-call as required.  
  • Monitors and provides preventive maintenance and repair on mechanical systems.  
  • Alerts Community Manager of any unusual occurrences and/or damage taken place or that may occur.  
  • Completes unit inspections, timely recording results and/or coordinating repairs.  
  • Responsible for creating standards for the cleanliness and overall appearance of the community’s grounds, amenities, building exteriors, market ready unit interiors, breezeways, curbs, signage, leasing office, central garbage areas, parking lots, and other buildings and common areas to ensure that they reflect and represent the high quality of the community and Bryten standards. 
  • Assists with annual performance reviews and employee counseling when required.  
  • Completes time worked and mileage reimbursement records in a timely manner.  
  • Responsible for ensuring all safety standards are followed and applied as required within OSHA standards as well as all company guidelines to include the maintenance technicians, staff, vendors and contractors reporting any discrepancies immediately to the Community Manager.  
  • Arrives at work as scheduled and prepared.   
  • Performs other duties as assigned 

As the ideal candidate, your background includes: 

  • Minimum of 5–7 years of multi-site maintenance management experience, preferably in affordable housing or multifamily communities.
  • Strong knowledge of building systems (HVAC, plumbing, electrical, mechanical).
  • Familiarity with LIHTC, HUD, and other affordable housing program requirements preferred.
  • Proven ability to supervise and develop staff across multiple locations.
  • Excellent organizational, communication, and problem-solving skills.
  • Valid driver’s license and reliable transportation required.
  • Licensing and trade certification in HVAC, Electrical Wiring, or Plumbing are highly desired. 
  • Must be able to read and write in English at intermediate level to read diagrams, meters, instructions, write reports, etc.; ability to do basic math for measuring, etc. 
  • Ability to prioritize and adhere to strict deadlines. 
  • High level of integrity; ability to handle confidential resident information. 
  • Use computers for data entry, word processing, spreadsheets or custom applications.
