POSITION: Warranty Project Manager

REPORTS TO: VP of Construction

COMPENSATION: Salary, plus Benefits 
 
LOCATION: hybrid, with travel up to 70% of the time

 

 

 

SUMMARY 

The Warranty Corrections Project Manager (WCPM) is responsible for the tracking, management, and completion of warranty-related work across projects. This role engages subcontractors to address warranty obligations and, when subcontractors are unable or unwilling to perform, procures and manages appropriate vendors to complete the work. Additionally, the WCPM assists in correcting deficiencies on newly completed projects, ensuring that all work meets quality standards and client expectations. The ability to read and understand contracts, plans, and specifications is critical to this position, as is effective collaboration with the design team to resolve technical issues.

 

RESPONSIBILITIES (Including but not limited to)   

1. Warranty Issue Management

  • Track and manage all warranty-related items across recently completed projects.
  • Serve as the central point of contact for warranty claims, coordinating with clients, property management, and internal teams.
  • Ensure timely resolution of warranty items.

2. Subcontractor and Vendor Coordination

  • Engage responsible subcontractors to complete warranty work.
  • When subcontractors cannot perform, identify, procure, and contract appropriate vendors to complete corrective work.
  • Maintain accurate records of subcontractor and vendor performance.

3. Contract, Plans, and Specification Oversight

  • Read, interpret, and apply requirements from contracts, plans, and specifications to warranty and corrective work.
  • Verify that warranty resolutions and deficiency corrections conform to design intent and contractual obligations.
  • Coordinate with the design team to resolve technical issues, clarify drawings, and confirm corrective work details.

4. Contract and Procurement Management

  • Develop and issue contracts or purchase orders for warranty and corrective work as necessary.
  • Coordinate with legal and procurement to ensure compliance and risk mitigation.
  • Review and approve invoices and change orders related to warranty items.

5. Deficiency Correction Support

  • Assist project teams in addressing deficiencies on newly completed projects.
  • Coordinate with project superintendents and project managers to ensure timely completion of corrective work.
  • Provide feedback to construction teams to reduce recurring issues.

6. Documentation and Reporting

  • Maintain detailed logs of all warranty items, resolutions, and timelines.
  • Provide regular reporting to senior management on outstanding warranty and deficiency work.
  • Ensure that documentation is archived for future reference and risk management purposes.

7. Client, Stakeholder, and Design Team Communication

  • Act as liaison between the company, clients, property managers, subcontractors, and design team regarding warranty issues.
  • Manage client expectations and ensure timely communication of corrective actions.
  • Collaborate with architects, engineers, and consultants to confirm scope and solutions for corrective work.

 

QUALIFICATIONS 

• Bachelor’s degree in construction management, Engineering, Architecture, or related field preferred.

• 5–7+ years of progressive construction management or field operations experience.

• Experience in warranty management, closeout, or facilities support preferred.

• Proficiency in project management platforms such as Procore, Microsoft Project, and Microsoft Office Suite.

• Must have a valid Driver’s License/Travel ID

• Strong ability to read and interpret contracts, plans, and specifications.

• Knowledge of construction means and methods, contracts, warranties, and vendor procurement.

• Strong organizational and follow-up skills.

• Excellent communication and negotiation skills.

• Ability to manage multiple warranty items across projects simultaneously.

WORK CONDITIONS 

You are required to work both inside and outside of the office and in all areas of the construction property, including new construction sites, inside the offices of the job trailer, walking the property, and having frequent exposure to outside elements where temperature, weather, odors, and landscape may be unpleasant and/or hazardous.   

 

  

PHYSICAL DEMANDS: 

 

To successfully perform the essential functions of this role, the team member must be able to engage in routine physical activities such as standing, walking, climbing, stooping, squatting, and using hands for typing and handling materials. The position requires the ability to access all areas of the construction sites—both interior and exterior—in varying weather conditions, including rain, snow, heat, and wind.  

  

Employees must be capable of lifting or moving items up to 15 pounds and possess adequate visual abilities, including close and distance vision, color and peripheral vision, depth perception, and the ability to adjust focus. Occasional travel may be required for training, project support, or other job-related needs.
