CLEANING SPECIALIST POSITION DESCRIPTION

OVERVIEW: The Cleaning Specialist is responsible for performing cleaning in accordance with the established MRD company standards for areas including the leasing office, hallways, laundry rooms, grounds, and vacant apartments.

ESSENTIAL FUNCTIONS:

• Communicate professionally, politely, and effectively with fellow team members, current and prospective residents, and vendors.

• Understand MRD expectations and execute thorough cleaning for each of the following areas: hallways, laundry rooms, vacant apartment turnovers, leasing office, and grounds.

• Perform weekly cleaning of hallways, laundry room, and common areas.

• Submit signed housekeeping make-ready sheets for all apartment turnovers and hallway cleaning.

• Comprehend and follow cleaning product instructions and supply usage expectations.

• Inventory cleaning supplies and keep cleaning storage areas organized at all times.

• Be aware of and adhere to basic cleaning principles.

• Participate in the review of all online surveys and feedback.

• Understand and comply with MRD purchasing process for approval and ordering.

• Communicate product ordering needs to Property Manager or Assistant Property Manager in a timely manner.

• Perform tasks in accordance with the schedule prepared by the Property Manager and/or Service Manager

• Operate tools (manual and electric) that are necessary to perform the Cleaning Specialist duties including, but not limited to, vacuums, brooms, mops, etc.

• Perform cleaning of apartments for turnover including, but not limited to, vacuuming, mopping, dusting, and disinfecting in accordance with MRD housekeeping expectations.

• Assist with tasks such as mowing, raking, planting, fertilizing, watering, edging, weeding, installing mulch, pruning shrubs, snow removal, grounds pick up, trash disposal, sidewalk sweeping, and updating hallway bulletin boards when needed and assigned.

• Participate in yearly unit-by-unit inspections and monthly interior and exterior property inspections as assigned.

• Assist in keeping the grounds clean by picking up paper and debris, emptying outside trash cans, sweeping sidewalks, and maintaining all dumpster areas in a clean and safe manner.

• Aid in maintaining all buildings, common areas, and grounds in a safe and clean manner.

• Wear personal protective equipment as required by policy, including lumbar belt, wrap around safety goggles, cut/slash proof gloves, etc.

• Report all injuries to supervisors.

• Promptly report actual and potential problems, including possible liability and workplace hazards, to all supervisors with pictures for documentation.

• Regular worksite attendance is required.

• Represent oneself and the property in a professional and courteous manner with residents, visitors, and other employees by providing exceptional customer service.

• Comply with the community’s operating and safety policies and procedures.

• Position may be assigned and required to perform other related duties and responsibilities that help to drive our company forward and fulfill our core values.

• Conduct all business in accordance with MRD policies, procedures, and values.

• Abide by Fair Housing Act, Americans with Disabilities Act, Fair Credit Reporting Act, and all other Federal, State, and Local laws.

DUTIES AND RESPONSIBILITIES:

• Complete assigned courses through MRD eLearning in accordance with MRD expectations.

• Respond to training provided by supervisors to improve qualifications in performing all duties to the highest potential.

• May be required to train at another site location or be required to train new staff members in cleaning specialist role.

• Assist other MRD locations as requested.

• Adhere to MRD dress code policy during working hours.

• Attend and participate in monthly safety meetings and team meetings.

REPORTS TO: Service Manager and Property Manager.

CLEANING SPECIALIST POSITION DESCRIPTION 6-2022

QUALIFICATIONS:

• High school education or GED equivalent preferred.

• Six months related experience or training preferred.

• Combination of education and training is acceptable.

• Able to pass pre-employment screening.

WORK HOURS: Part- time and Full-time opportunities available based on location.

PHYSICAL DEMANDS: The physical demands described here are representative of those that must be met by an employee to successfully perform the essential functions of this job. While performing the duties of this job, the team member is required to constantly communicate with other employees, supervisors, and residents and must be able to exchange accurate information in these situations. This position is required to constantly move throughout the property and have the ability to safely maneuver over uneven terrain and in confined spaces. The Cleaning Specialist is continuously required to position themself to clean apartments, hallways, leasing offices, and property grounds including cleaning floors, small spaces, and ceilings. It is necessary in this position to operate manual and electric tools and cleaning equipment that require fine and gross manipulation skills including, but not limited to, vacuums, brooms, mops, and sponges. This position will occasionally use tools for landscaping, gardening, and snow removal. It is essential that the person in this position be able to determine cleaning product directions and utilization correctly. The person in this position must be able to frequently transport objects of up to 25 pounds to 50 feet without assistance. From a stationary position, the person in this position regularly moves objects weighing up to 25 pounds from floor to higher locations and pushes and pulls objects of up to 50 pounds. Employee will consistently be required to ascend and descend ladders of more than 10 feet to a maximum of 25 feet. This position requires employees to routinely ascend and descend stairs. Occasionally, the team member must be able to remain in a stationary position. The person in this position must have the ability to observe and inspect details at close and long range and adjust focus. This position requires employee to work indoors and outdoors, sometimes in inclement weather. The Cleaning Specialist must be able to wear personal protective equipment as needed.
