As the City’s newest Maintenance Worker II with Housingyou will actively support and uphold the City’s stated mission and values. You will be working with families at different stages of life and will be taking care of residential homes and neighborhoods by making various repairs to just about anything that can be found in these settings. The work will include plumbing, electrical, carpentry, drywall, painting, roofing, flooring, HVAC, and other building trades related to the maintenance of a residential dwelling and development. By applying to this position, you are opening yourself to the opportunity to work in a critical division program and make a significant impact on our employees and the community we serve.



Position Duties

  • Provides excellent customer service to both internal and external customers.
  • Participates in work crews performing a wide variety of maintenance, construction, and repair work on residential assets and projects.
  • Operates hand tools and hand power equipment.
  • May operate heavy equipment. 
  • Using basic equipment, as well as plows, bobcat, backhoes, actively participates in all snow removal operations activities as required. Ensures proper maintenance of snow removal equipment.
  • Follows all safety procedures and ensures safety at the work site.
  • May provide work direction to subordinate personnel and use personnel management skills to effectively address and resolve job related problems, as assigned.
  • May be assigned responsibility for the acceptable completion of a maintenance project, with little or no direct supervision.
  • Occasionally works from blueprints, sketches, building plans, and frequently follow oral, or written instructions.
  • May assist in estimating and requisitioning materials, supplies, and equipment needed to maintain residential facilities and projects.
  • Participates in the installation and maintenance of all Housing Authority building systems. Will take the lead in activities as assigned.
  • Maintains knowledge of changing regulations for Section 8 Inspection training and certification, Low Income Public Housing inspection training and certification per PHAS/HUD/REAC regulations. 
  • Proficiency in Emphasys work order system.
  • Safely participates in such activities as helping load and unload equipment on trucks, trimming trees with power saws, landscaping, minor construction work, building repairs, painting both exteriors and interiors, roofing, plumbing repairs, minor electric work, window/screen repairs, carpentry and heating repairs. Leads the work of other maintenance workers, and oversees work assignments.

Minimum Qualifications

MINIMUM REQUIREMENTS

  • High School Diploma or GED 
  • Two years of experience and/or training relating to building or grounds maintenance including:
    1. Painting,
    2. Custodial,
    3. Drywall repair,
    4. Plumbing 
    5. Heating or,
    6. Electrical
 
DESIRED EXPERIENCE AND TRAINING
  • Certifications: Natural gas master meter training from the Arizona Corporation Commission.
  • Professional memberships, Affordable Housing Management Association (AHMA), Arizona and National Association of Housing and Redevelopment Officials (NAHRO), etc.
 
OTHER REQUIREMENTS
  • Must possess or obtain upon employment a valid Arizona driver’s license. 
  • Complete two trainings within eighteen (18) months of employment, such as blood borne pathogens, asbestos awareness, fair housing and public housing overall maintenance from a certified professional association. 
  • Completion of Training - Continuation of annual Blood borne Pathogen, Natural Gas Pipeline Safety Training, Asbestos/Lead Awareness training, and Hazard Communication Certification within eighteen (18) months from start of position. 
  • Must have the ability to be contacted and to respond in a timely manner and be willing and able to occasionally perform emergency work on evenings and weekends, if needed.
  • Regular attendance is an essential function of this job to ensure continuity.
  • Must be able to understand and carry out written and oral instructions, including work orders.
  • Must establish and maintain effective working relationships with other employees, the general public and housing authority residents.
