Status: Part-Time, Non-Exempt

Compensation: $18.00-20.00 per hour, depending on experience and qualifications

Hours: Up to 15 hours per week, working hours across the week are as needed depending on property needs

 

Position Summary & Primary Responsibilities:

The Property Steward is responsible for the general recurring activities on the property. The position has accountability for general turnover activities, as well as all needed repairs and service, making sure that task are completed in an efficient, timely, thoroughly, and with a high regard towards customer service. The role performs all preventative maintenance and assists in the completion of leasing activities. This position is responsible for the following:

  • Meet with prospective residents and show available units
  • Conduct move-in and move-out inspections, notating items beyond wear and tear or items needing to be replaced
  • Ensure timely and thorough completion of preparing vacant units for new residents, including scheduling vendors for painting, cleaning, carpet shampooing, and repairs
  • Ensure that applicants complete leasing paperwork, coordinating with Shelter staff remotely, and meet with new residents at move-in
  • Maintain exterior grounds, including picking up trash and keeping common areas neat, which may include sweeping sidewalks and curbs, watering trees, shrubs and flowerbeds, and assisting with snow removal by salting/sanding common walkways unless completed by an approved contracted vendor
  • Report any and all maintenance and safety concerns to Regional Property Manager in a timely manner
  • Assist in prioritizing all work orders
  • Complete maintenance requests in a timely manner, including the hands-on work of building repairs, preventative maintenance, and general upkeep of the asset or scheduling and supervising an approved vendor for completion of the work
  • Respond to after hours calls for emergencies, including the performance of emergency mitigation and repairs, and arranging for after hours vendors and contractors
  • Assist Maintenance Supervisor in scheduling all maintenance for buildings, building equipment, and grounds care
  • Aid Maintenance Supervisor in organizing all contract vendors bids for special contracts or extensive maintenance
  • Assist Maintenance Supervisor in maintaining sufficient maintenance supplies
  • Utilize technology to track work performed, including records of any follow-up or additional resources needed
  • Other duties as assigned

Education & Experience:

  • High school diploma or equivalent
  • Experience in all phases of building maintenance preferred, including but no limited to appliance repair, HVAC, plumbing, electrical, carpentry, and preventative maintenance
  • 2+ years of apartment maintenance experience preferred
  • Certified Maintenance & Reliability Technician preferred
