Schedule: Tuesday - Saturday 7am to 3pm (Sunday Monday off)
Location: Jersey City, NJ
Pay Rate: $33.00
- Conduct daily life safety and property inspections, immediately addressing or reporting any deficiencies.
- Perform preventative maintenance on boilers, hot water heaters, and other mechanical systems to ensure proper operation and efficiency.
- Monitor building systems (HVAC, plumbing, electrical, etc.) and identify issues proactively.
- Check public area doors, windows, and roofs for damage, security, and safety compliance.
- Assist with completing resident work orders as needed and ensure timely and high-quality resolution.
- Report work needed from outside vendors and contractors to the Superintendent.
- Provide access to utility providers and service vendors as required.
- Maintain records of completed work and inspect work performed by vendors under direction from the Superintendent or management.
- Track and maintain inventory of building parts and supplies; report needs for tools, equipment, or additional materials.
- Report pest control issues or evidence of infestation immediately to the Superintendent.
- Monitor and report resident violations (e.g., obstructed fire exits, property damage).
- Assist in overseeing maintenance and janitorial staff, assigning daily tasks as directed by the Superintendent.
- Perform random inspections of completed maintenance work to ensure quality and compliance with standards.
- Help coordinate the day-to-day operations of the maintenance and janitorial teams in collaboration with the Superintendent.
- Support the Superintendent and management in special projects and operational planning.
- Remain on-call to assist with building emergencies, including but not limited to plumbing leaks, HVAC failures, power outages, or security incidents.
- Immediately report urgent repairs such as broken door locks, broken windows, or incidents of vandalism or burglary.
- High school diploma or equivalent; technical training in building operations or maintenance preferred.
- 2+ years of experience in property maintenance or facilities support, preferably in residential or multifamily housing.
- Basic knowledge of building systems: plumbing, electrical, HVAC, and life safety systems.
- Strong communication skills and ability to work well with residents, staff, and vendors.
- Must be organized, proactive, and able to work independently and as part of a team.
- Ability to lift up to 50 lbs, use ladders, and perform physical labor as needed.
- Must be available for emergency on-call rotation, including evenings and weekends.
