Bench District Manager

Our Bench District Managers are motivated, solutions-focused individuals who join the Field Operations team to learn, support, and prepare for future district leadership. The Bench District Manager will assist and shadow current District Managers, supporting operational, administrative, and training tasks while developing the skills and knowledge required to independently manage a district once one becomes available.

REPORTS TO: Field Operations Manager

WORK LOCATION: The Bench District Manager will split time between KO Storage headquarters and KO Storage facilities.

TRAVEL: 25–50%

HOURS: Monday through Friday 9am to 5pm and on call during the weekends

ASSIGNED PERSONNEL: None initially. Will eventually transition into direct supervision of Facility Maintenance Managers upon assignment of a district.

OPERATIONS

  • Assist District Managers in daily operational routines, including scheduling, task coordination, and monitoring progress.
  • Shadow District Managers during facility visits to learn inspection standards, curb appeal expectations, and operational compliance.
  • Support District Managers in responding to customer and maintenance issues and coordinating vendor services.
  • Learn KO Storage’s brand standards and assist in monitoring compliance across facilities.
  • Gain exposure to financial health monitoring, occupancy optimization, and KPI reporting for facilities.
  • Assist with payroll review, expense reporting, and other administrative responsibilities.
  • Develop leadership skills through observation and participation in coaching conversations with Facility Maintenance Managers.

LIEN SALES / AUCTIONS

  • Learn lien and auction procedures by assisting District Managers and District Coordinators in verifying documentation, monitoring listings, and ensuring unit readiness post-auction.

AUDITS

  • Support District Managers in conducting leadership audits and completing audit follow-ups.
  • Gain hands-on experience in evaluating compliance and operational standards.

ACQUISITIONS & OFFBOARDING

  • Assist District Managers with acquisition and onboarding of new facilities and Facility Maintenance Managers.
  • Support offboarding tasks in coordination with buyers/brokers.

Requirements/Qualifications

  • 2+ years of supervisory or leadership experience preferred.
  • Great attention to detail and pride in one’s work.
  • Enjoys travel and thrives in a fast-paced, evolving environment.
  • Problem solver with ability to adapt and learn quickly.
  • Communicates effectively, verbally and in writing.
  • Proficiency with Microsoft Office Suite.
  • Valid driver’s license, insurance, reliable transportation, and ability to pass a motor vehicle report (MVR).

Physical Demands

  • Prolonged periods sitting at a desk and working on a computer.
  • Must be able to lift up to 50 pounds on occasion.
  • Requires regular travel, including possible overnight stays, throughout various districts.

Please note this position is designed as a training and development role. The Bench District Manager will transition into full district responsibility as openings arise. Duties, responsibilities, and activities may change at any time with or without notice
