The National Leader Positions Swinerton as a preferred Design Build provider and is ultimately accountable for design/build practices and ensures connection with Divisional Preconstruction. National Leader chairs a council (COE) with representatives from each region. Will develop a dynamic National initiative through a repository of materials and resources, including for learning & development, to promote a vision for continued growth and development.Job Description:
1. Able to perform all essential Senior Design Manager responsibilities.
2. VISION
- Visionary Leadership and Influence: Emphasize the importance of visionary leadership in growing the practice and influencing internally and externally. Through vision and engagement promotes a culture of excellence.
- Integration and Evaluation: Recognize the role of Design-Build (D/B) in integrating collective success across initiatives. Evaluates the organization for its current condition and develops a plan with a timeline for implementation, considering market differences and continuously addressing barriers.
- Alignment and Leadership: Collaborates leadership approach across all business units and disciplines, securing commitment to ensure excellence. o Goals and Maturation: Develops a “Level Set / Plan” for the company, adjusting the goals and timelines to reflect maturation measures.
- Continue to refine Goals and Vision: Develop and refine the Center of Excellence Vision using a SMART goal approach. Establish vision, mission, and metrics to guide the initiatives.
3. LEADERSHIP & ALIGNMENT
- Guidance and Collaboration: Work with leaders to provide guidance on Design Build project delivery from pre-pursuit to project handoff, ensuring collaboration with internal stakeholders such as Operations, Risk, Legal, Marketing, Quality, Talent First, Finance, and Self-Perform.
- Master Builder Integration: Fully integrate self-perform trades, including partnership with Swinerton subsidiary companies.
- Leadership and Best Practices: Provide leadership in compiling a library of tools and templates, including DB Contracts and partnering agreements, and keep best practices current.
- Design Thinking and Collaboration: Cultivate a culture of openness to design thinking and true collaboration with design professionals, valuing their points of view.
- Technical Guidance and Lean Methods: Be a resource of technical knowledge to guide decisions by the Owner regarding system selections in the early concept design stage, utilizing Lean methods such as CBA and A3 to capture milestone decisions.
- Client Engagement and Strategic Vision: Develop a client-facing team to sell the Enterprise mindset and influence design decisions towards beneficial outcomes for Swinerton. Communicate the strategic vision of the division to employees and motivate them to execute the vision in a best-in-class manner.
- External Engagement and Market Strategy: Engage externally with DBIAs and other organizations to influence the delivery method. Develop a two-to-three-year project/market strategy and vision in partnership with key leaders, maintaining an enterprise mindset.
4. STRATEGIC TALENT PLANNING
- Educate and Grow Best Practices: Responsible for educating, enabling, engaging, and growing Swinerton’s Design Build Best Practices. Train Divisions/Regions to standardize the DB process and create training materials.
- Talent Development: Assist regions in hiring, developing, and retaining design managers/experts. Provide hands-on experience with DB Stipulated Sum and Progressive DB Projects to develop deeper knowledge and practical expertise.
- Pursuit Strategies: Assist the Project Champion on Design-Build pursuits by developing and implementing pursuit strategies, producing a roadmap for RFP responses, and managing risks throughout pursuit and project delivery.
- Quality and Compliance: Ensure staff can review design documents at various stages to ensure quality and compliance and verify key milestones/metrics are met.
- Cost and Schedule Management: Possess a thorough understanding of design elements that drive costs and schedules, and train teams on value/cost management sessions and constructability reviews to identify costeffective material selections and address procurement or constructability issues.
5. BEST-IN-CLASS EXECUTION
- Tools and Training: Ensure teams on Design Build projects have the necessary tools and training to manage the design process, ensure quality deliverables, and maximize project success.
- Feedback and Best Practices: Collect feedback from operations teams to refine Design Build Best Practices and serve as an advisory role to Operations for contract negotiations and risk management.
- Design Process Management: Train teams to manage the design process from initial concept to final construction, coordinating with all stakeholders to meet contract requirements for scope, budget, and schedule.
- Trade Partner Relations: Develop and maintain relations with design-build Trade Partners, assist in identifying appropriate partners for future pursuits, and oversee the coordination of design services to eliminate gaps/overlaps.
- Schedule Management: Ensure project teams maintain responsibility for design schedules, assist in identifying critical decisions and decision-makers, and set up procedures to grade and track design partner performance.
- Standard Operating Procedures: Develop SOPs to coach and develop preconstruction leaders and design managers and implement best-in-class processes using model-based estimating to inform scope changes and increase efficiency.
- Continuous Improvement: Continuously develop and train teams and design partners to utilize model-based estimating, ensuring effective communication of design progress and efficient analysis of information.
6. MARKET DEVELOPMENT & DIVERSIFICATION
- Vision and Strategy: Create a vision, develop strategies, and identify opportunities for selling Design Build services as a MasterBuilder.
- Industry Leadership: Engage externally to position Swinerton as a leader in the Design-Build space, aiming to be recognized as a top Design Build organization and a member of the DBIA council.
- Growth Opportunities: Create opportunities to grow adjacent companies through a Design-Build delivery method and expand into new DB markets such as Griffin/Swinerton projects, Lindgren Development, Life Science, and Residential.
- Database Management: Oversee the development and management of the Design Build database, tracking project financial performance and design & construction administration fees.
- Promotion and Engagement: Participate in business meetings, industry events, and conferences to promote Swinerton in the markets we serve.
- Proposal and Presentation Support: Assist in preparing proposals, participating in presentations to clients, and pursuit interviews.
- Team Selection and Agreements: Guide the selection of A/E teams, execute teaming agreements, and prepare proposal submissions, including negotiating terms and fees.
- Sales and Revenue Growth: Support larger Design/Build pursuits nationally in core markets like Aviation, Healthcare, and Education to grow sales and revenues. Partner with Business Development to develop new or renewed client relationships.
- Client and Partner Experience: Drive new business and brand loyalty by providing extraordinary experiences for clients and design partners. MINIMUM
SKILLS OR EXPERIENCE REQUIREMENTS
- Engineering, Construction Management or Architectural degree, or equivalent experience
- 15 years of construction experience, including supervisory skills
- Experience creating a vision for alternative delivery and compelling others within an organization to adopting it
- Experience in managing client facing teams within an understanding of selling an enterprise mindset to integrate different business lines (i.e. self-perform, mass timber, developer led solutions)
- Prior experience with championing the two-part design build solicitation process
- Problem-solving ability and strong sense of urgency
- Exceptional organizational and communication skills
- Fundamental knowledge of contract law and project accounting
- Thorough understanding of all management control systems (scheduling, cost control, procurement and estimating)
- Understanding and experience with sustainable design, construction techniques and use of sustainable materials. DBIA Certification strongly preferred.
- Knowledge and understanding of the Virtual Design & Construction (VDC) process and appropriate design software applications, including AutoCAD, Revit, and Building Information Modeling (BIM)
- Demonstrated ability as a practitioner in design-build project management and delivery, including staff management, budgeting, scheduling, and quality control/quality assurance
