Givens Estates, a nationally recognized nonprofit life plan community (continuing care retirement community), is hiring a Full-Time Remarket Project Manager to join our Facilities Team. Reporting to the VP of Facilities and Construction, this position will oversee the renovation process of residential units at Givens Estates before a new resident moves in. The Project Manager is a highly organized and proactive member of the team who will be responsible for all aspects of the remarket process, including planning, budgeting, scheduling, and contractor oversight. This position is critical to the success of every new resident move-in. The schedule for this role will be Monday - Friday, 8:00am - 4:30pm.

What you'll do:

  • Manage renovation projects from initiation to completion, including scope definition, planning, execution, and close-out
  • Serve as a project manager between Team Members, Contractors, Subcontractors, and Vendors working on the remarkets for the community
  • Ensure compliance with contractual obligations, timelines, and quality standards
  • Track costs that are covered by the organization separately from prepaid options/upgrades (PPO) that are the resident's responsibility
  • Collaborate with the Operations Team and Sales & Marketing, specifically the Move-in Coordinator, to understand resident selections and complete residences for occupancy
  • Communicate assignments and major tasks to contractors and other departments. Ensure contractors have completed the contractual paperwork and possess the required licensure and insurance. 
  • Track remarketing expenses and ensure projects comply with budgets, time to readiness, and other key metrics as determined by the VP of Facilities and Construction
  • Perform any other duties and/or tasks that may be assigned on an as-needed basis by an authorized supervisor

What you'll need:

  • A two-year degree in construction science, or five or more years of related work experience is required
  • Must have, at a minimum, 3-5 years' previous experience in managing renovations
  • Must have a general skills or understanding of electrical, plumbing, HVAC, carpentry, painting, or other maintenance areas
  • Must possess a valid North Carolina Driver's License
