Job Title: Loan Processor
Job Summary: This position is responsible for processing a variety of types of mortgage loans from upfront file review through funding. Full-time, nonexempt, Mon-Fri, reports to VP of National Operations; remote or working from our headquarters in Austin, TX (relocation assistance not provided).

Key Responsibilities:
- Manage a personal pipeline daily to ensure all loans close on schedule.
- Process various types of residential mortgage loans from initial file review through post-closing, including Conventional, FHA, VA, Jumbo, and state-specific products such as TX refinance and DPA programs.
- Accurately calculate all types of income including salaried, hourly, bonus/overtime, self-employment, rental, and retirement sources.
- Review and validate findings from automated underwriting systems (DU and LP) and ensure compliance with Agency guidelines and investor overlays.
- Communicate proactively with borrowers, loan officers, underwriters, and third-party vendors to obtain documentation, resolve issues, and keep all parties informed.
- Ensure loan files meet all internal and investor guidelines, policies, and procedures prior to submission and funding.
- Process and manage a minimum of 20-25 loans per month with a high degree of accuracy and efficiency.
- Identify and address potential issues early in the process to avoid delays in underwriting or closing.
- Submit files to underwriting and follow up on outstanding conditions until clear-to-close is obtained.
- Maintain accurate and up-to-date records in the LOS.
- Participate in regular team meetings and contribute to ongoing process improvement initiatives.
Qualifications & Requirements:
- Minimum of 5 years of mortgage processing experience with a proven ability to manage high-volume pipelines.
- Strong working knowledge of Conventional, FHA, VA, and Jumbo programs; experience with Non-QM, USDA, MCC, and DPA programs a plus.
- Proficient with AUS systems (DU and LP), AllRegs, and current agency/investor guidelines.
- Demonstrated ability to handle the full file life cycle—from loan officer handoff through funding.
- Advanced income analysis skills, including complex self-employment and layered income scenarios.
- Excellent verbal and written communication skills; confident in client-facing roles.
- Exceptional attention to detail, organization, and the ability to multitask under pressure.
- Willingness to work flexible hours as needed to meet deadlines.
- Self-starter with a proactive, problem-solving mindset.
- Comfortable working independently as well as collaboratively within a team.
- Strong proficiency in Microsoft Office Suite, Adobe Acrobat, and mortgage LOS platforms.
