The Lead Maintenance Technician will be a key part of our team at Longview Mall. As a premier retail destination in East Texas, the mall serves a wide trade area with a mix of national retailers, local specialty shops, dining, and entertainment making it a vital community hub.

  

Overview: The Lead Maintenance Technician oversees all maintenance, repair, and upkeep of the Mall's facilities, equipment, and grounds. This role involves managing a team, prioritizing work orders, performing complex repairs, and ensuring a safe, efficient, and well-maintained environment. The position reports to the Operations Director.


Job Type & Schedule: This is a full-time, non-exempt position. The standard work week is 40 hours, with a schedule that may include evenings, weekends, and on-call shifts as needed to support mall operations.


 Key Responsibilities

  • Team & Work Management: Supervise maintenance staff, assign and prioritize work orders, and perform hands-on repairs.
  • Preventive Maintenance: Develop and execute maintenance schedules for all building systems (electrical, plumbing, HVAC, carpentry, etc.)
  • Inspections: Conduct regular facility and equipment inspections to proactively identify and address issues.
  • Communication: Act as the primary point of contact for staff, management, tenants, and outside contractors, handling difficult conversations and resolving issues promptly.
  • Safety: Ensure all maintenance activities comply with company, health, safety, and regulatory codes.
  • Other duties as assigned.

Requirements

  • Experience: Minimum five years of maintenance experience, with at least one year in a supervisory role.
  • Technical Skills: Proficient in electrical, plumbing, HVAC, carpentry, and general mechanical repairs.
  • Physical: Ability to lift up to 75 pounds and perform physical tasks for extended periods in various indoor and outdoor conditions.
  • Personal: Strong leadership, communication (verbal and written), and project management skills. Must be a self-starter and able to work independently  or as part of a team.
  • Other: A high school diploma or equivalent and a valid driver's license are required.
