Description
- Manage timely and efficient apartment turnover, preparing vacant units for new residents according to company standards and deadlines.
- Conduct thorough inspections of vacated apartments, identifying and documenting all necessary repairs and maintenance.
- Execute a wide range of repairs, including minor plumbing, electrical, carpentry, and HVAC troubleshooting.
- Perform interior maintenance, such as patching and painting walls, replacing fixtures, and repairing drywall.
- Ensure all appliances are in working order and performed minor repairs or coordinated with supervisors for replacements when necessary.
- Repair and replace damaged items, including windows, screens, blinds, baseboards, and shelves.
- Maintain accurate records of all work orders, repairs, and materials used to manage inventory and ensure efficient workflows.
- Assist in maintaining the property's exterior and common areas, including grounds keeping, trash removal, and sweeping.
- Collaborate with property management and maintenance teams to prioritize tasks and ensure a smooth move-in process for tenants.
- Adhere to all company safety standards and procedures during maintenance activities.
Qualifications
- Education: A high school diploma or equivalent (GED) is almost always required.
- Experience: 6 months to 2 years of experience in maintenance, janitorial, or a related field, with direct "make-ready" experience often noted as a plus.
- Physical ability: You must be able to perform physically demanding tasks. This includes standing for long periods, bending, stooping, and lifting heavy objects (frequently up to 50 lbs. and sometimes up to 100 lbs.).
- Transportation: A valid driver's license and reliable transportation are often necessary for traveling between job sites and picking up supplies
