Job Overview: The Land Acquisition Analyst will play a pivotal role in supporting our Land Acquisitions team by providing in-depth financial analysis and strategic insights. This individual will be responsible for analyzing land acquisition opportunities, performing financial modeling, and assessing market trends. The ideal candidate will have strong financial acumen with understanding of financial metrics such as ROI, IRR and present value, advanced Excel skills, excellent analytical skills, and experience working in the real estate or homebuilding industry.
Key Responsibilities:
- Conduct detailed financial analyses for land acquisition opportunities, including feasibility studies, proformas, and return on investment (ROI) calculations.
- Prepare financial models and projections to support decision-making in land acquisitions.
- Collaborate with the Land Acquisitions team to evaluate potential land deals, including related market research.
- Monitor and analyze market trends, property values, and economic conditions that could impact land acquisition strategies.
- Prepare and present financial reports and recommendations to senior management.
- Develop and maintain relationships with external partners, including financial institutions, real estate brokers, and appraisers.
- Ensure accurate and timely data collection, reporting, and analysis related to land acquisitions.
- Support due diligence efforts, including financial risk assessments, to ensure alignment with company objectives.
- Provide third-party appraisers with reports and data to support valuation efforts.
- Collaborate with internal teams such as finance, legal, and construction to ensure a smooth acquisition process.
Required Skills/Abilities:
- Financial Analysis: Expertise in financial modeling, ROI calculations, and feasibility studies. Thorough understanding of present value concepts.
- Real Estate Knowledge: Understanding of land acquisition processes, market trends, and property valuation.
- Attention to Detail: Ability to assess data and reports accurately and thoroughly.
- Analytical Thinking: Strong problem-solving skills and the ability to think critically in evaluating land deals.
- Communication: Excellent written and verbal communication skills, especially when presenting financial data to non-financial stakeholders.
- Collaboration: Ability to work well with cross-functional teams, including finance, legal, construction, and external partners.
- Proficiency in Financial Tools: Advanced skills in Excel, financial software, and real estate financial tools/databases.
- Time Management: Strong organizational skills and the ability to handle multiple projects with competing deadlines.
- Market Analysis: Ability to research and analyze market conditions that influence land acquisition opportunities
Qualifications:
- Bachelor’s degree in Finance, Economics, Real Estate, or a related field preferred.
- 3+ years of experience in financial analysis, preferably in real estate, homebuilding, or land acquisition required.
- Strong financial modeling and analytical skills with proficiency in Excel and financial software required.
- Knowledge of land acquisition processes, market analysis, and real estate transactions required.
- Excellent communication and presentation skills, with the ability to convey complex financial concepts to non-financial stakeholders required.
- Ability to work in a fast-paced, team-oriented environment with a keen attention to detail required.
- Familiarity with real estate financial tools and databases is a plus.
Physical Requirements:
- Prolonged periods of sitting at a desk and working on a computer.
- Must be able to lift up to 15 pounds at times.
- Ability to travel occasionally to attend meetings, visit potential acquisition sites, or perform site evaluations.
- May be required to walk and stand for extended periods during site visits.
- Visual acuity to review detailed financial documents, reports, and presentations.
