Hybrid MAINTENANCE SUPERVISOR na Banner Property Management

Location: The Residences at Fountain Square; Waukegan, IL; 75-units

Schedule: Full-Time; Monday – Friday + weekend availability required; on-call rotation

Hourly Rate: $26.00 - $28.00, based on experience

Incentives: Quarterly performance-based bonus program; $150/week on-call bonus

The Residences at Fountain Square is seeking a dependable, hands-on, and customer-focused MAINTENANCE SUPERVISOR to help manage the maintenance operations of our 75-unit Senior community in Waukegan, IL,  with additional support responsibilities at our sister property, Emerald Pointe Apartments in Vernon Hills, IL.

The MAINTENANCE SUPERVISOR will work closely with the Property Manager to maintain a clean, safe, and well-functioning community. You will take full ownership of day-to-day maintenance tasks, unit turns, preventative maintenance, vendor coordination, and emergency response. 

Key Responsibilities:

• Respond promptly to resident service requests and complete work orders efficiently. 
• Perform regular unit inspections and implement preventative maintenance plans.
• Recommend capital improvements and assist with budgeting for repairs and upgrades.
• Coordinate with vendors and oversee contracted work as needed.
• Complete all phases of apartment turnovers (make-readies).
• Maintain curb appeal and perform light grounds keeping duties.
• Communicate professionally with residents, vendors, property staff, and colleagues.
• Physical Requirements: Frequent walking, stairs, standing, climbing, crouching, kneeling, and reaching. Ability to lift, push and pull up to 40 pounds.
• Participate in an on-call rotation; overtime and weekend work may be required – on-call bonus included.

Qualifications:

• 2-3 years of hands-on maintenance and supervisory experience in a high-volume setting
• Strong skills in electrical, plumbing, appliance repair, and basic carpentry
• Highly organized, self-motivated, and capable of managing responsibilities independently
• Comfortable using computers, apps, and technology to improve efficiency
• HVAC Certification is a plus
