The Role
The Maintenance Technician Supervisor has a key role to play within the building’s operation, working alongside Managers and using our inhouse- systems, they will be responsible for ensuring that visual standards in the buildings are maintained to an excellent standard. The Maintenance Technician Supervisor would be required to assist managers in supporting the team with technical experience, material ordering and overviewing the team’s performance taking part in upskilling the team.
Key Responsibilities
People Management
- Directly line manage multiple maintenance technicians across a number of buildings.
- Recruit & induct new team members to Fora and monitor and support during their probation period using the tools and guidance available.
- Evaluate employee performance and effectively communicate this back to them through regular catchups. Identify recruitment and training needs for your team.
- Conduct appraisals for all members of your teams (Half yearly & Yearly) .
- Ensure you are aware of company procedures regarding employment and that effective resolution of any corrective action necessary is taken swiftly and appropriately.
- Work in collaboration with your Maintenance Manager & HR team on any employee issues.
- Carry out any Record of Conversations for team to manage lateness and sickness, conduct investigations and disciplinary procedures as required.
Tasks
- Through a mixture of on the tools and administrative work, support the maintenance manager on all relevant maintenance topics across the estate and support the wider team with reactive maintenance works scheduling and completion.
- Actively engage in building visual maintenance audits.
- Review maintenance standards of all vacant offices within their subsection of allocated buildings.
- To actively monitor team performance through FreshService and support on group wide SLA targets, intervening where SLA’s are close to being overdue. Provide regular reports on areas performance.
- Offering advice, training and strong on-boarding of new maintenance operatives in all fabric maintenance and painting/ decoration fields.
- Coordinate, quote and oversee all client rechargeable requests.
- Coordinating dual person tasks where required.
- First responder to all general queries from maintenance and building teams. Identifying first time fixes and exploring all options prior to escalation to line management or contractors.
- Attend regular meetings with maintenance manager to discuss team performance and SLA figures.
- Carry out regular building audits to ensure high level of visual standards.
- Follow policies and procedures set by The Office Group and current H&S legislation.
- Planning and organising of time and tasks to achieve teams monthly targets.
- Ensuring stock levels are maintained and maintenance storage areas are clean, tidy and COSHH compliant. Providing correct information when ordering parts to ensure quick turnaround.
- Maintain regular contact with Manager, keeping them fully updated of re-occurring issues, requesting involvement where necessary / appropriate.
- Complete accurate and detailed reports when handing over jobs to a third party and management.
- To raise purchase orders for general maintenance store room items. Working closely with maintenance co-ordinator.
Requirements
- Trades or technical qualifications or courses relevant to building maintenance would be desirable or any other courses that are relevant to building maintenance.
- Good all-round knowledge of building maintenance.
- Extensive building maintenance experience .
- Good hand/power tool skills .
- Good painting and preparation skills .
- Experience working with third party contractors.
- Experience supervising/managing a team
