position summary

Merjent, Inc. (Merjent) has a need for title agents for work in Southeast North Dakota (Hankinson and Mapleton areas) to provide 30-year title research for a Transmission Line project. This will be a long-term project opportunity. Work is anticipated to start early 2026. Title agents must be able to work independently and in a team; and be able to manage multiple deadlines. This is an excellent opportunity for a career professional to join a growing and exciting service team!

Title agents are needed in NE South Dakota (Big Stone City area) or SE North Dakota (Hankinson and Mapleton areas). We will also consider candidates willing to travel to project sites for extended periods. Some county records are available online, allowing for partial remote research. When in-person visits to county clerk offices are required, per diem rates and/or relocation assistance may be provided.

Pay ranges from $30–$45 per hour, depending on education, qualifications, certifications, experience, skills, location, performance, travel requirements, and business needs. Retirement and health benefits are included.

responsibilities

• Determines from county records the current surface owners and legal description of land required for a project.
• Searches property records for conveyances, liens, and other instruments including but not limited to judgements, easements, contracts, and agreements.
• Plots legal descriptions, including metes and bounds.
• Compiles complete abstract of title from patent to current date.
• Identify title defects, prepare Chain of Title and Limited Title Certificates.
• Prepares runsheet of all records compiled showing title to property and effects of liens and encumbrances.
• Obtains and reviews title information and checks accuracy of legal descriptions against maps.

qualifications and experience

• Knowledge of land and right-of-way easement documentation.
• Skilled in researching courthouse records online and in county offices.
• Ability to compile chains of title and prepare abstracts with summaries of recorded instruments.
• Proficient in analyzing title data and reports.
• Able to interpret deeds, leases, court actions, probates, and other ownership-related documents.
• Proficiency in Microsoft Excel, Project, and other software for generating project reports.
• Ability to plot metes and bounds descriptions and read maps (digital and paper).
• Comfortable working in both office and field settings.
• Skilled in Microsoft Office, mapping tools (e.g., Google Earth), and legal document research.
• Capable of accurately documenting title research using company-approved software and platforms.
