The Company

The in-house, on the ground real estate experience available to the business through its pan-European platform together with its market leading information and data management systems, ensure that M7 can maximise value.



Responsibilities

· Extensive travel to visit assets

· Ensuring the accuracy of tenancy data of own assets from onboarding to disposal

· Overseeing and ensuring Health and Safety and other regulatory compliance across own assets

· Ensuring maximum rent collection across own assets

· Inspection of assets and progression of any resulting actions which may include issues of repair, occupation and common parts management

· Overseeing the day to day asset management of industrial office and retail properties

· Asset management of own portfolio of assets

· Developing and implementing value-add asset management strategies

· Formulating and implementing annual business plans for each asset

· Various asset management related tasks including new lettings, lease renewals, rent reviews, lease expiries, surrenders, forfeitures, lease regears and client reporting

· Implementing and overseeing refurbishment programmes and asset repositioning

· Identification and execution of strategies to reduce void costs and shortfalls on own assets

· Managing third party service providers including: letting agents, solicitors, property managers, project managers and building surveyors across own assets

· Ability to financially appraise viability of capex projects

· Assisting in the sourcing, modelling, inspecting and carrying out required due diligence for UK acquisitions

· Review and approval of service charge budgets

· Invoice approvals

· Assisting in asset sales as required.

· Liaising with other internal teams, including Debt and Investment Management

· Being responsible for the data accuracy for all assets in the relevant systems

· Helping to set / inputting into ESG strategy and taking responsibility for implementation

· Duties may vary from country to country


Skills & Requirements

· MRICS or relevant degree and/or qualification

· Commercial acumen with proven asset management experience

· Working knowledge of local legislation

· Strong communication and negotiation skills

· Dedicated work ethic

· Intermediate MS Office skills

· Articulate and numerate with good analytical skills

· Motivated with rigorous attention to detail and a high degree of accuracy

· Team player who thrives in a fast-paced environment and can juggle multiple priorities simultaneously

· Experience in the production of reports for senior colleagues and/or clients

· Good level of spoken and written English
