Amongst other acquisition, investment and leadership initiatives, this position will largely focus on (i) evaluating and underwriting potential acquisitions for Sterling’s value-add retail and grocery-anchored retail funds, and (ii) performing due diligence and taking a prominent role with deal execution for the steady flow of acquisitions and dispositions consummated by Sterling’s fully committed and fully discretionary investment vehicles.
RESPONSIBILITIES:
• Prepare financial models and cash flow forecasts with IRR and equity multiple sensitivities; assist with reviewing financial models prepared by Investment Analysts
• Perform rigorous due diligence on awarded deals to ensure Sterling has an all-encompassing understanding of the asset and associated risks prior to closing on a transaction
• Begin to quarterback transaction execution for less complex acquisitions and dispositions
• Actively contribute to the leadership, training and development of junior team members; lead annual campus recruiting efforts
• Project acquisition performance and produce both quantitative and qualitative reports that help investors understand financial risks and key return metrics
• Effectively communicate with real estate brokers and corporate counterparties as part of active and prospective transactions
• Lead the preparation of Investment Committee memoranda and other materials
• Oversee the management of Sterling’s pipeline of acquisition targets being evaluated by the firm
• Solidify understanding of retail leases; analyze the same with regards to tenant control rights, expense reimbursements, percentage rent obligations, co-tenancy impacts, etc.
• Work closely with key company personnel in financing and disposition transactions
• Perform ad-hoc reports and special projects as needed
SKILLS & ABILITIES:
• High level proficiency with Microsoft Excel and Argus
• Relentless drive for accuracy, timeliness and results with an ability to thrive in a fast paced, deadline-oriented environment
• Highly organized, with systematic approach to directing changing priorities
• Ability to create, review, dissect and analyze highly complex financial models and other due diligence information and succinctly communicate model and due diligence results, assumptions and key risks/value drivers to senior leadership
• Capable of conducting quantitative analysis and problem solving
• Unwavering attention to detail and ability to deliver accurate work product with little-to-no supervision
• Ability to coach, direct and establish trusting relationships with analyst team
• Willingness to work long hours when required to meet acquisition/internal deadlines
• This position will include occasional travel
REQUIREMENTS:
• 2-5 years of commercial real estate/finance experience, with foundational understanding of retail real estate
• College graduate with strong record of academic achievement
