The Plans Examiner works within the Building division of the Development Services department and completes construction plan review, verifies scope of work, edits customer plan description submissions, marks up and provides comments to constructions plans. Communicates plan review status with customers, explains requested corrections if any, performs detailed code research as necessary and for uncustomary construction. Approves construction plans.

Position Duties
Examine construction documents for proposed structures for completeness and conformity with all codes and ordinances including structural, mechanical, electrical and energy calculations, safety and health features, use of material, placements in the property, and setbacks.
Correct detected defects or inadequacies by requiring that corrections be made to meet the requirements of pertinent City codes.
Assist building permit applicants in completing applications; assist other departments and the public with researching and finding requested construction documents; research and answer questions at the front counter and via phone and email.
Determine plan examination, permit and other fees and valuation on plans submitted. Explain disapprovals or modification recommendations to applicants for permits.
Confer with architects, engineers, contractors, owners and the general public on proposed projects to resolve problems.
Coordinate with other departments on project requirements. Prepare reports and make recommendations on solutions.
Develop informational handouts/checklists related to plan check requirements for public distribution.
Build and maintain positive working relationships with co-workers, other City employees, and the public, using principles of good customer service; and performs related duties as assigned
Minimum Qualifications
Plans Examiner I:
Experience: One year of construction document preparation, inspection, permit technician or closely related field.
Training: A Bachelor’s degree from an accredited college or university with major course work in engineering, architecture, public administration or a related field.
OR Four (4) years of related experience.
OR Any combination of education and experience that provides the knowledge and skills required, such as an Associate’s degree and two years of related experience.

Other Qualifications
Environmental Conditions: Office and/or field environment; extensive public contact.
Physical Conditions: Essential functions may require maintaining physical condition necessary for sitting for prolonged periods of time or for performing inspections at building sites; visual acuity to read and interpret building plans and specifications; operating a variety of office equipment; ability to lift and carry up to twenty-five (25) pounds.
