About the Role:

The Property Manager will be responsible for forging relationships with franchisees and landlords to help resolve disputes timely and effectively. Work with franchisees and leasing representatives to review lease requirements and responsibilities including, but not limited to, repairs and maintenance, NNN billing and exclusive clauses. Partner with leasing representatives on issues and keep team informed on outcomes. Notify parties, in writing, who are responsible for specific repair and maintenance items and verify and enforce any self-help clause in the lease. Work with legal if Landlord fails to perform duties and issue escalates to default. Work with legal, leasing representatives and franchisees on non-monetary default issues.


Responsibilities include but are not limited to:

  • Determine responsible party for: Rat/Pests, Roof Leak, Parking lot issues (lack of snow/ice removal, potholes), Lighting Issues, Grease Trap back up, Dumpster and Common Area Maintenance, Loitering, Security, HVAC Issues, Other
  • Working within the Transaction Module which includes entry to completion of all reported issues into the database and efficiently using the system for reporting of issues
  • Ensure appropriate files are maintained
  • Serve as the main liaison for all Landlords and Franchisees for building issues
  • Research overcharges on utilities and back rents
  • Review NNN reconciliations and various charges upon Franchisee request if the lease allows for an audit
  • Enforcing lease which includes store not being maintained as per the lease agreement and non-compete or exclusive violations by either party
  • Responding timely and courteously to problems and requests of franchisees
  • Deal with complaints in a calm and professional manner
  • Follow all anti-discrimination laws
  • Respond to emergency and crisis situations
  • Elevate knowledge to include ability to train and explain issues received
  • Manage workflow for property management team
  • Various other tasks as assigned.


Qualifications:

  • High School diploma required.
  • 3-5 years of commercial property management experience with at least 1 of these years' being supervisory.
  • Excellent data processing skills.
  • Attention to detail.
  • Strong organizational skills.
  • Basic computer skills inclusive of email, Microsoft Word and Excel.
  • Proficiency in typing.
  • Acute awareness and ability to work with individuals in time zones across the US.
  • Travel requirement: up to 25% of the time
